Living on the Water in Brickell: Bayfront Condos, Marinas and Waterfront Life

Brickell is a bay-and-river neighborhood, not a beach town. Here is how waterfront life works, from Brickell Bay Drive and Brickell Key to South Brickell, and what to ask before choosing a tower.

01

Brickell's Waterfront Is a Bay, Not a Beach

Brickell is best known as Miami's financial district, but its eastern edge faces Biscayne Bay, and the Miami River cuts through its northern side. That geography defines waterfront living here. Residents get wide bay views, boats on the water and skyline sunsets and sunrises, but not a sand beach at the front door. The ocean beaches sit across the bay, and many Brickell buyers treat them as a short trip rather than an amenity of the building.

That distinction matters when you search. A Brickell tower can be truly on the water, a block or two back with a bay view, or simply in the neighborhood with a glimpse of the horizon. Listings often use the word waterfront loosely, so the useful questions are practical ones. Does the building front the bay or the river? Does the water view come from a protected line, or could a future tower change it? Is the view from the unit you are considering, or from a different floor and line?

The towers that front the water cluster in a few places: along Brickell Bay Drive, on the island of Brickell Key, on the river, and at the southern edge of the neighborhood toward Coconut Grove. Each delivers a different version of waterfront life, and the sections below take them in turn.

02

Brickell Bay Drive and the Bayfront Towers

Brickell Bay Drive is the neighborhood's most direct bayfront address. Buildings on it include The Club at Brickell Bay at 1200 Brickell Bay Drive, The Mark on Brickell at 1155 Brickell Bay Drive, Jade at Brickell Bay at 1331 Brickell Bay Drive and The Plaza on Brickell East at 950 Brickell Bay Drive. These are established towers rather than new launches, and they appeal to buyers who want bay frontage within walking distance of offices, restaurants and the Metromover.

Brickell's waterfront stock covers a wide span of building ages, from early-2000s towers to recent deliveries. Older buildings can offer larger floor plans or lower entry points, while newer ones tend to bring more resort-style amenity decks and modern glazing. In many towers on the eastern edge, higher floors look past the bay toward the open Atlantic, which is a feature of the line and floor, not of the whole building.

When comparing buildings on the bay, ask which lines see open water and which look at neighboring towers. Ask also what the building's amenity deck actually offers at the water's edge, and whether any dock or slip access exists for residents. Those details differ tower to tower and are best confirmed with the association or the developer rather than assumed from the address.

03

Brickell Key: The Island Setting

Brickell Key is a small island community just off the main Brickell grid, reached by a single bridge from Brickell Avenue. Its character is different from the mainland towers: quieter streets, a waterfront edge on nearly every side, and a cluster of residential buildings including Asia, Carbonell, Courts Brickell Key, and the Brickell Key One and Brickell Key Two towers. Water views here tend to be broader and less obstructed by the dense core.

The island's best-known new project is The Residences at Mandarin Oriental, Miami, at 1 Island Drive. It is listed as pre-construction, so buyers are looking at a development in the works rather than a finished, lived-in building. For a project at this stage, the questions are about the developer's timeline, the deposit structure, the placement of the tower on the island and which residences hold the bay-facing orientations. Ask for current plans directly from the sales team, since renderings and early marketing language can change.

Brickell Key suits buyers who want a residential feel while staying minutes from Brickell's restaurants and Downtown. It is less suited to those who want to walk out of the lobby into a busy street scene, because the island is deliberately set apart.

04

South Brickell and the Reach Toward Coconut Grove

South Brickell is where the neighborhood loosens up. Away from the financial district core, the atmosphere turns more residential, and several buildings here take advantage of unobstructed bay exposure. Una Residences Brickell is the clearest example. The sculptural tower on Biscayne Bay has received its Temporary Certificate of Occupancy, which means the building has moved from construction to delivery. It was conceived as a private waterfront retreat on a boutique residential scale, with amenities designed around Miami's outdoor lifestyle.

The location also puts waterfront parks and sailing within easy reach. Coconut Grove, with its village streets and bayfront parks, is just to the south, and Key Biscayne's beaches and sailing culture are a short drive over the Rickenbacker Causeway. Interstate 95 is nearby for trips in the other direction. That combination lets a resident step back from Brickell's energy at home while keeping its restaurants and nightlife close.

For buyers weighing South Brickell against the central bayfront, the trade is straightforward. You give up some walkability to the financial district in exchange for calmer surroundings and, in the best lines, clearer water views. Visit at different times of day to judge traffic, noise and the actual sightlines from the unit.

05

New Branded Residences on or Near the Water

Brickell's newest launches are heavily branded. St. Regis Residences Miami at 1809 Brickell Avenue is described as a waterfront development by The Related Group and Integra Investments. Robert A.M. Stern Architects designed the project, and Rockwell Group is responsible for the interiors. The homes are described with private elevator entries, terraces with glass railings, impact-resistant floor-to-ceiling glass, and Gaggenau kitchen appliances, and they range from two to seven bedrooms, including penthouses and sky villas. Confirm the current delivery schedule and floor plans with the developer.

619 Brickell Residences, at 619 Brickell Avenue, is a pre-construction project with architecture credited to Foster + Partners and branding connected to Nobu. Baccarat Residences Miami is also among the pre-construction towers in the neighborhood, and the project is tied to the Baccarat name. For both, ask the sales team exactly how each residence relates to the water, since a Brickell Avenue address does not by itself mean bay frontage.

Pre-construction buying carries different questions than buying a finished tower. Ask for the current development timeline, the construction status, what is included in each residence's finishes and which floor lines have the water orientation you want. Because dates and plans for unbuilt projects shift, rely on the developer's current materials rather than an older article, including this one.

06

Marinas, Docks and Time on the Water

Brickell is not a neighborhood of private dockage in the way a Fort Lauderdale canal home is. Most towers do not include boat slips, and where marina access exists, it is specific to a building or to nearby facilities. If boating is central to your plans, treat dock access as a separate question for each address rather than a neighborhood feature. Ask whether slips are deeded, leased or unavailable, what vessel size and draft the dockage can handle, and whether the building offers boat storage or relies on nearby marinas.

Many Brickell residents who boat keep their vessels elsewhere on the bay and arrive by car, the Metromover or a short ride from the neighborhood. The sailing culture of Key Biscayne and the bayfront of Coconut Grove are the natural nearby points for time on the water. A resident can live in a high-rise on Biscayne Bay and still base a boat at a marina a short drive away.

The river side of Brickell offers a different relationship to the water. Buildings on the Miami River, including those in the Brickell on the River area, look at working water and city views rather than open-bay vistas. That can suit buyers who prefer a more urban setting, but it is a different product from a Biscayne Bay tower and should be evaluated on its own terms.

What to Check Before Choosing a Brickell Waterfront Condo

Waterfront condos in Brickell carry building-level costs that deserve scrutiny alongside the view. Association budgets have moved upward in recent years, and flood exposure, reserves and inspection history vary by building. Request the association's current budget, recent meeting minutes and any planned capital work, and compare them with what the monthly fee covers. Full-amenity luxury buildings generally sit well above mid-tier towers on a per-square-foot basis, and bay-facing, high-floor units usually price above neighborhood averages, so compare within the specific building and view line rather than across the district.

The market has shifted toward buyers in 2026, which gives well-prepared purchasers more room to negotiate and compare. It also means asking prices deserve a closer look against recent sales in the same tower and on the same line. A unit with a protected bay view and a unit facing a neighboring building can sit in the same building at very different values.

Finally, visit in person. Stand on the terrace, check the sightline from the living room, and confirm the building's relationship to the water. If you are weighing Brickell against Coconut Grove, Key Biscayne or the Venetian Islands, compare the access to open water as much as the finishes. Denis Smykalov and the Wolsen Waterfront team can help you compare Brickell bay and river towers, as well as nearby waterfront neighborhoods, for your specific needs.

FAQ

Frequently asked questions

Does Brickell have a beach?

Brickell fronts Biscayne Bay and the Miami River rather than the ocean, so it does not have a sand beach of its own. The beaches and sailing culture of Key Biscayne are a short drive away over the Rickenbacker Causeway.

Where are the waterfront condos in Brickell?

They sit mainly along Brickell Bay Drive, on the island of Brickell Key, on the Miami River and in South Brickell near the bay. Each area offers a different setting, from busy bayfront towers to a quieter island and a more residential southern edge.

What is the difference between Brickell and Brickell Key?

Brickell is the mainland financial and residential district. Brickell Key is a small island just off it, with a quieter, more residential feel, water on nearly every side and its own cluster of residential buildings.

Is Una Residences Brickell finished?

Una Residences Brickell, a waterfront tower on Biscayne Bay in South Brickell, has received its Temporary Certificate of Occupancy, which marks its delivery. Buyers should confirm closing details and current availability with the developer.

Which new Brickell projects are branded residences?

Projects include St. Regis Residences Miami at 1809 Brickell Avenue, The Residences at Mandarin Oriental on Brickell Key, 619 Brickell Residences, and Baccarat Residences Miami. Ask each developer for the current status and for how individual residences relate to the water.

Can Brickell condo owners dock a boat?

Dockage is building-specific, and many towers do not include slips. Ask the association or developer whether slips exist, how they are held, and what vessel size they can accommodate, or look to nearby marinas on the bay.

Where are the waterfront parks near Brickell?

Coconut Grove, just south of South Brickell, is known for its village streets and waterfront parks. Residents of South Brickell can reach them within minutes.

How should I compare one Brickell waterfront condo with another?

Compare within the same building and view line rather than relying on neighborhood averages. Check the sightline from the unit, the association budget and any planned capital work, and what the amenity deck offers at the water's edge.
