Edgewater Waterfront Condos on Biscayne Bay: Resales and New Towers

Edgewater sits on the western shore of Biscayne Bay, where older bayfront buildings share the shoreline with a growing group of new towers. Here is how to read both sides of the waterfront condo market.

Where Edgewater sits on Biscayne Bay

Edgewater is the bayfront mainland neighborhood on the western shore of Biscayne Bay, with Downtown and Brickell to the south and Wynwood and the Design District to the north. For a condo buyer, the appeal is the combination of direct bay frontage and an urban setting that remains close to the rest of central Miami. The waterfront here is not one product. It ranges from older mid-rise buildings with traditional floor plans to glass towers built in the past decade, and each brings a different relationship to the water.

That mix is what makes the Edgewater waterfront condo market worth reading in layers. The established resale stock and the new-construction pipeline sit within a few blocks of each other, yet they are priced, delivered and owned in very different ways. Treating the neighborhood as a single market tends to hide the details that matter most: the building's age, the orientation of the unit, how far the residence is from the bay, and what the building offers at the water's edge, such as pools, gardens, a marina or dockage.

Public market commentary on Edgewater regularly separates the neighborhood into resale buildings and newer towers, and buyers are best served by doing the same. The sections below look at how resale condos are evaluated, which new projects are advancing along the bay according to named reporting, and what to ask before committing to either.

02

Reading the resale market building by building

Edgewater resale condos are best understood one building and one unit line at a time. Neighborhood-wide averages blend very different properties, from older towers with modest finishes to recent deliveries with full-service amenities, so an average says little about any single apartment. The more useful comparison is a sale in the same building with the same exposure, floor range and level of renovation.

Exposure deserves particular attention on this shoreline. A residence facing the bay directly is a different proposition from one facing the city or the side streets, even when the two sit on the same floor of the same tower. Ask for recent closed sales of the specific line rather than relying on asking prices, and compare the time those units spent on the market.

Condition and carrying costs complete the picture. Ask the building for its current association budget, the status of reserves, any recent or planned special assessments, and the most recent inspection and maintenance history for the structure, elevators and waterfront amenities. Two apartments of similar size can have very different monthly obligations, and those differences belong in any comparison of resale value.

The new towers rising along the bay

Florida YIMBY reported in December 2025 that a series of major residential developments was advancing in Edgewater. Its roundup described the EDITION Residences Edgewater as a planned 55-story branded condominium tower at 2121 N Bayshore Drive on Biscayne Bay, designed by Arquitectonica with interiors by Studio Munge. According to that December 2025 report, the building is planned to contain 185 units from one to four bedrooms, spanning roughly 1,952 to 3,815 square feet, with private elevator entry, high ceilings and deep waterfront terraces.

The same Florida YIMBY report from December 2025 described Villa Miami at 710 Northeast 29th Street as under construction, developed by Terra in collaboration with Major Food Group. It cited 72 residences in half-floor and full-floor layouts, designed by ODP Architecture & Design, with planned amenities including a floating pool, wellness facilities, dockage and a helipad. The developers, per that report, intend it as a limited-density building with direct bay frontage.

Florida YIMBY's December 2025 coverage also featured Aria Reserve, developed by The Melo Group and designed by Arquitectonica. It described two 62-story towers with one- to five-bedroom residences ranging from approximately 1,059 to 2,584 square feet, private elevator access, deep terraces and ceilings over 10 feet high, along with waterfront pools, gardens, a recreation deck and a wellness program. The roundup also included ELLE Residences Miami among the projects advancing in the neighborhood. Because these are planned or in-progress buildings, specifications can change, and buyers should confirm current plans directly with each developer.

Pricing and delivery signals worth dating

Pricing for new Edgewater towers moves with each release, so any figure needs a date attached. Haute Residence reported as of October 3, 2026 that its New Developments board listed one active Edgewater card, Villa Miami, with pricing from $5.8 million, 72 residences and estimated delivery in 2027. In the same report, Haute Residence noted that the developers' May 2026 release updated the tower's height to 56 stories and that the building is developed by Terra and One Thousand Group, with interiors by Charles & Co.

Delivery status is equally time-sensitive. Haute Residence's October 2026 corridor overview, citing a Melo Group release dated August 19, 2025, described Aria Reserve's South Tower as having received its temporary certificate of occupancy and its North Tower as topped off in August 2025. Florida YIMBY's December 2025 roundup likewise described Aria Reserve as approaching delivery. A buyer comparing a delivered or nearly delivered tower with a building still in pre-construction is comparing two different kinds of commitment, with different timelines and different levels of certainty.

When reviewing any published price, ask the developer or the sales gallery for the current price list, the unit-specific exposure and floor, the deposit schedule in the purchase contract, and the estimated delivery window in writing. A starting price usually describes an entry-level residence, not the unit a buyer is likely to want.

05

How resale and new construction differ at the water's edge

The practical difference between the two sides of Edgewater is certainty versus customization. A resale condo can be toured, measured and photographed at sunset, and its building has an operating history that can be reviewed. A pre-construction residence offers a new building and often a larger set of amenities, but the buyer relies on renderings, plans and a developer's schedule until delivery.

Floor plans also differ. The new towers described by Florida YIMBY emphasize deep terraces, private elevator entry and tall ceilings, features that are typically less common in older Edgewater buildings. Older stock may offer larger interior spaces or more established landscaping and a settled community of owners. Neither is universally better, and the right match depends on how a buyer plans to use the residence and how much the view and the terrace matter.

Amenities tied to the water deserve specific questions. If a building advertises dockage, a marina or a floating pool, ask who operates it, whether slips or access are included with the residence or sold separately, and what the building's rules are for its use. Descriptions in news coverage and marketing are a starting point, and the governing documents of the building are the place to confirm details.

06

A practical checklist for Edgewater waterfront buyers

Begin with the water itself: confirm which way the unit faces, what is directly in front of it, and whether anything planned nearby could change that outlook. Edgewater's pipeline of new towers means a view that is open today may look different once neighboring projects are complete. Ask the developer or the building about neighboring construction and review public planning records where relevant.

Next, review the building. For resales, request the budget, reserve information, meeting minutes and any engineering reports. For new construction, request the offering documents, the developer's track record with delivered buildings, and clarity on who the architect and interior designer are. Several of the projects covered by Florida YIMBY bring recognized architects and branded or hospitality partners, but credentials do not replace a careful read of the contract.

Finally, compare like with like. Weigh a delivered resale against a pre-construction offering on delivery timing, exposure, floor plan, amenities and carrying costs, not on a single number. How should I compare two Edgewater resale condos?

Compare closed sales in the same building with the same exposure and floor range, then review condition, association budget, reserves and any planned assessments. Neighborhood averages cannot establish the value of an individual unit.

Does bay exposure matter in Edgewater?

Yes. A direct bay view differs from a city or side-street view, even on the same floor of the same building, so comparisons should match the unit line and orientation.

What should I ask about marina or dockage amenities?

Ask who operates them, whether access or slips come with the residence or are sold separately, and what the building's governing documents say about their use.

Should I rely on a published starting price for a new tower?

Treat it as a dated reference point. Haute Residence's October 3, 2026 listing for Villa Miami, for example, was a starting price. Ask the developer for the current price list for the specific residence.
