Oasis Hallandale Beach vs. Icon Beach Hollywood: Near the Beach or on the Oceanfront

Two new condominium projects sit a few miles apart on the Broward coast. One is a large mixed-use district near the beach; the other is a single tower facing the ocean and the Intracoastal Waterway.

Two projects, two relationships to the water

Oasis Hallandale Beach and Icon Beach Hollywood are often mentioned together because they are close neighbors and both are new, high-rise condominium products. On the water, however, they are different propositions. The first is a master-planned, mixed-use district on Hallandale Beach Boulevard. The second is a single residential tower on South Ocean Drive in Hollywood, built around views of the Atlantic and the Intracoastal Waterway.

The distinction matters because the phrase "oceanfront" is sometimes applied loosely in new-development marketing. Oasis Hallandale Beach, at roughly 1000 East Hallandale Beach Boulevard, is an inland development. It is near the beach and part of the Hallandale Beach city core, but it is not a direct Atlantic shoreline condominium. Icon Beach, at 3724 South Ocean Drive in Hollywood, is positioned directly on the oceanfront corridor, across the road from the Diplomat Beach Resort. This comparison follows that difference through position, views, amenities, residences and scale.

02

Position: a city district versus a beachfront address

Oasis Hallandale Beach occupies a 10-acre site and is designed by Arquitectonica with Giuseppe Iadisernia as developer and MGM Construction Group as general contractor, according to Florida YIMBY's March 2026 report on the East Tower topping out. The project combines residential towers with retail, restaurants and office space, which makes its setting urban rather than shoreline. Its location in Hallandale Beach puts residents in the middle of the city, with the beach a short trip away rather than at the front door.

Icon Beach sits on the Intracoastal side of South Ocean Drive, directly across from the Diplomat Beach Resort, according to REHUB Miami's 2026 project guide. That places it in the Hollywood Beach area, where the ocean lies to the east and the Intracoastal Waterway runs along the property's western edge. The developers are Related Group and BH Group, with CFE Architects as architect. For a buyer whose priority is a building that is itself part of the coastal strip, that positioning is the central difference between the two projects.

03

Views: framed city and park views versus ocean and Intracoastal

At Oasis Hallandale Beach, the design emphasis is on the composition of the two towers rather than on a shoreline outlook. Florida YIMBY reported in March 2026 that the towers are positioned in alignment to frame views and create a gateway effect, with curved balcony edges shaping their architectural profile. The Real Deal's sponsored coverage of the groundbreaking described views of the city and the adjacent Gulfstream Park, the thoroughbred racetrack. Anyone shopping Oasis for water views should ask the sales team to show the specific line, floor and orientation of each residence, since the setting is not one of continuous shoreline exposure.

Icon Beach is marketed around the opposite premise. Project materials describe floor-to-ceiling windows and views of both the Atlantic Ocean and the Intracoastal Waterway. Because the tower sits on the Intracoastal side of South Ocean Drive, buyers should confirm which residences face east toward the ocean and which face west toward the waterway, and how that varies by floor and line. Marketing renderings are not a substitute for a floor-specific view study.

04

Amenities: a six-level deck versus marina and beach club

Oasis Hallandale Beach concentrates its amenities in one large structure. According to Florida YIMBY's March 2026 report, East Tower residents will have access to a six-level, 70,000-square-foot amenity deck shared by the development's residential component. Planned amenities include resort-style pools and fitness and wellness facilities. The commercial side of the district adds retail and dining at the base of the towers, so day-to-day conveniences are part of the property itself rather than something residents must travel to find.

Icon Beach builds its amenity program around the water. Project materials describe access to a marina, use of a full-service beach club, a pool with a sun shelf and cabanas, a sunset terrace with water views, an outdoor yoga and fitness lawn, an outdoor cinema and a reservable event space overlooking the Intracoastal Waterway. Indoor offerings include a health club and a spa and wellness center with a cold plunge, steam room and Jacuzzi. Prospective buyers should ask the developer exactly how marina access and beach club use are structured, including whether any dock space is assigned to a residence or offered separately, since those arrangements are set in the condominium documents rather than the brochure.

05

Residences and scale

Oasis Hallandale Beach is the larger of the two. Florida YIMBY reported in March 2026 that the full residential program will deliver 500 condominium units across two 25-story towers, with 250 residences in the East Tower ranging from approximately 900 to 4,750 square feet. The same outlet's August 2026 coverage, as summarized in REHUB Miami's guide, indicated that the West Tower had received its full temporary certificate of occupancy and that closings had begun. Oasis is therefore the more advanced of the two, with a completed first tower and a topped-out second one.

Icon Beach is a single 38-story tower with 350 residences, according to developer materials and Florida YIMBY's June 2026 coverage as summarized in REHUB Miami's guide. The residences are one- to three-bedroom homes. The same guide reports that the project broke ground in June 2026 with a 2028 target, which places it earlier in construction than Oasis. In practical terms, Oasis offers a larger community and a more finished product to inspect today, while Icon Beach is a taller, single-building project that is still early in its build.

06

How to weigh the choice

The two projects answer different questions. Oasis Hallandale Beach suits buyers who want a walkable, mixed-use setting in the core of Hallandale Beach, with a large shared amenity deck and a building that is already delivering. Icon Beach suits buyers for whom proximity to the ocean, the Intracoastal Waterway, a marina and a beach club is the point of the purchase, and who are comfortable buying earlier in the construction cycle. Neither description should be read as a ranking.

A few questions apply to both. Ask each developer for the current construction and delivery status, the final amenity list, the parking arrangement and the operating budget for the association. For Icon Beach, add questions about view orientation and marina and beach club terms. For Oasis, ask for the exact orientation and floor of any residence being considered, and for the status of the commercial components. Denis Smykalov and Wolsen Waterfront can help compare these two projects against other Broward waterfront options on a residence-by-residence basis.
