Two boutique buildings, two different edges of the island
Bay Harbor Islands is a small, low-rise island community between Surfside and Bal Harbour, and its newest condominium buildings are defined as much by where they touch the water as by what they offer indoors. Origin Bay Harbor Islands and Bay Harbor Towers are both boutique waterfront projects, but they face the water from different positions and at a different scale.
Origin Bay Harbor Islands is at 9760 West Bay Harbor Drive. One listing description places it on the westernmost part of the island, and the property data classifies its waterfront as bay. Bay Harbor Towers is at 10141 East Bay Harbor Drive, and its official website describes a site along the northern shoreline, where the Indian Creek waterfront meets Biscayne Bay.
The practical result is a contrast in orientation. Origin is marketed around sunset views over the bay side of the island. Bay Harbor Towers is marketed around water views at the point where a creek and a bay meet. Neither claim should replace a visit: the actual view from any residence depends on its floor and line, which a buyer should confirm against the floor plans and the building's site plan.
Position and views on the water
Origin Bay Harbor Islands is described in listing materials as a bayfront building with spectacular sunset views, set on the island's western edge. Its residences are described as having floor-to-ceiling windows and spacious balconies or terraces, a design approach that, as MILLION's journal noted in comparing it with another Bay Harbor project, typically prioritizes view corridors and indoor-outdoor flow.
Bay Harbor Towers describes its residences on its official website as having flow-through layouts, bespoke finishes and endless water views with boat slips. Flow-through plans run from one side of a residence to the other, which can give a unit exposure on two sides of the building. The website does not, in the text reviewed, specify which exposures face which body of water, so buyers should ask the sales team to map each line to its view.
In short, Origin leans on a single, clearly stated western bay orientation, while Bay Harbor Towers leans on its meeting-of-waters setting along the north shoreline. Both place the residence close to Biscayne Bay, yet the light, the boat traffic and the sense of enclosure can differ between a western island edge and a northern creek mouth.
Marina and boating access
Boating is central to both buildings, though Origin's published slip count has changed over time and should be confirmed. Early marketing described a proposed marina of eight slips for boats of roughly 25 to 40 feet, pending city permitting and approvals, and Florida YIMBY reported in March 2024, citing the project's website, that the project includes 10 marina slips. More recent marketing descriptions put the proposed private marina at nine boat slips for vessels up to about 40 feet, with direct Atlantic access through Haulover Inlet. The final slip count and how slips are assigned or sold are worth confirming in writing with the developer, VDA.
Bay Harbor Towers is marketed with a private residents' marina along the Indian Creek waterway, as Florida YIMBY reported at the November 2025 topping-off, and project announcements cite 13 boat slips. A buyer who owns or plans to buy a vessel should ask for the dock plan, maximum vessel length, depth at the slips and whether slips convey with a residence or are offered separately.
MILLION's journal makes a useful general point: waterfront is not a single category, and some buildings sit near the water while others integrate boating into the weekly rhythm of ownership. For both of these projects, the questions that matter are concrete ones about slip access, not the word waterfront on its own.
Amenities compared
Florida YIMBY reported that Origin's communal amenities include a rooftop amenity deck with a swimming pool, summer kitchen and bar, along with a co-working space, a social room and marina slips. Other descriptions of the building add a gym, kids' playroom, lobby lounge and pet zone. Origin's residences are furnished and styled in collaboration with Artefacto, and first-time owners are described as receiving a private consultation with Artefacto's team.
Bay Harbor Towers publishes a fuller list. The developer's materials describe a rooftop with an infinity-edge pool, sunset Jacuzzi, cabanas and summer kitchens; a 50-foot indoor heated saltwater lap pool; a wellness spa with hot and cold plunge pools, sauna and steam room; a Paragon-equipped fitness center; 24/7 receptionist, concierge and valet service; and the residents' private marina, as also summarized by Florida YIMBY. Because the building is still under construction, a buyer should request the final amenity list in writing, including which resident services carry separate fees.
Smart-home features are another point of comparison. MILLION's journal said smart-home integration is central to Origin's residential identity, and described it as strongest when understood as personalization, privacy and an interior that responds with nuance. It mentioned Bay Harbor Towers only as a comparable project reflecting the neighborhood's appetite for polished, modern residential experiences, so no feature-by-feature technology comparison is available.
Residences and scale
Scale is where the two buildings separate most clearly. According to REHUB Miami, Origin has 27 residences in seven stories, while Bay Harbor Towers has 44 residences in eight stories. Bay Harbor Towers' official website also describes a boutique collection of forty-four private residences, and notes two-, three- and four-bedroom layouts. Origin offers two- to four-bedroom residences as well.
Origin's published floor plan table, from a listing platform tracking the project, shows larger four-bedroom and three-bedroom-plus-den lines on the upper levels, with sizes of roughly 2,000 to 2,300 square feet. Florida YIMBY reported in March 2024, citing the project's website, that the largest residence measures 2,330 square feet. Bay Harbor Towers' residences range from 1,857 to 4,902 square feet, according to the developer's topping-off announcement, so its larger Bayhouse and penthouse homes run well above Origin's largest residence; compare specific floor plans line by line.
With fewer residences, Origin has a smaller community and, typically, fewer neighbors per floor. Bay Harbor Towers has a somewhat larger footprint and population. Architecture also differs: Origin is by Revuelta Architecture International, described as a pyramid-inspired, minimalist building, while Bay Harbor Towers is a Kobi Karp-designed building from PPG Development, according to REHUB Miami.
Construction status and timing
Both buildings are in the delivery phase rather than finished. REHUB Miami reported that Origin is under construction with a late 2026 target and no reported topping off, and that Bay Harbor Towers topped off on November 18, 2025. PPG Development markets Bay Harbor Towers for delivery in 2026, and at the topping-off its chief executive told Florida YIMBY that the project was on schedule for a targeted completion in the third quarter of 2026. Some third-party listing pages now show a 2027 date, so ask the sales team for the current schedule.
REHUB Miami also listed Origin as 74 percent sold as of July 2025. For Bay Harbor Towers, it cited Florida YIMBY's December 2025 report of about 75 percent sold, with nine units from $2.6 million and two penthouses from $10 million remaining. Sales figures change quickly, so current availability and pricing should be requested directly from each sales team.
Because delivery dates have shifted for projects of this kind, a buyer should ask each developer for the current schedule, what happens if delivery moves, and how a purchase contract addresses timing. Wolsen Waterfront, led by Denis Smykalov, can help organize those questions and compare line-by-line water exposures across both buildings.
