A Small Collection at the Top of an Oceanfront Development

Rosewood Residences Hillsboro Beach sits at 1180 Hillsboro Mile on the Atlantic Ocean, on the stretch of A1A known as Millionaire's Mile, just north of the Hillsboro Inlet and the Pompano Beach line. Rosewood's own announcement describes the project as 92 waterfront condominium homes and villas, about two miles from both Boca Raton and Pompano Beach. The penthouses are the smallest and most exclusive part of that count.

According to the developer's website, the property is made up of a 10-story oceanfront tower and a three-story Intracoastal condominium, on a site of nearly 12 acres between the ocean and the Intracoastal Waterway. Rosewood's materials cite 605 linear feet of beachfront and 600 linear feet of Intracoastal frontage. The developer is Related Group with Dezer Development, with Arquitectonica as architect and Studio Piet Boon on interiors.

Haute Residence reported that 15 penthouses are spread across the two buildings, and that they include both oceanfront and Intracoastal-facing homes. That split matters, because the view a penthouse offers depends first on which building it belongs to and which way it faces.

02

Two Penthouse Collections, Two Different Views

The oceanfront penthouses crown the 10-story tower. REHUB Miami's guide, citing the developers' April 2026 penthouse announcement, lists six oceanfront penthouses of roughly 5,000 to 5,560 square feet with four or five bedrooms. Nine Intracoastal penthouses in the coastal building run from about 3,200 to 6,400 square feet, with three to five bedrooms plus dens. Ocean Home magazine likewise describes six oceanfront and nine Intracoastal-facing penthouses. Some listings describe the Intracoastal group differently, so buyers should confirm the current count against the developer's floor plan set.

The official project site states that all Ocean residences have unobstructed eastern views and all Intracoastal residences have unobstructed western views. In practical terms, the tower's penthouses look out over the Atlantic and the sunrise, while the Intracoastal homes face the waterway and the afternoon and evening light. A buyer choosing between them is choosing a direction of light as much as a floor plan.

Both groups are described as having floor-to-ceiling glass. Haute Residence says the glass frames uninterrupted water views throughout, and the developer's feature list adds oversized terraces with continuous glass railings, which keeps the sightline clear at the edge of each outdoor space.

03

Terraces and Rooftops: The Defining Feature

What sets the penthouses apart is how much of the home is outdoors. REHUB Miami, again citing the April 2026 announcement, reports terraces of about 3,500 to more than 6,450 square feet, with rooftop plunge pools and summer kitchens. Haute Residence adds that the rooftop terraces include private pools, outdoor kitchens and lounge areas.

Residence 1008 is the clearest example. Haute Residence describes it as an oceanfront penthouse on the south side of the 10-story tower, with more than 5,600 square feet of interior space plus service quarters, and over 6,100 square feet of outdoor living space across a terrace and rooftop. It has a private plunge pool and summer kitchen. Haute Residence says the home captures unobstructed views of both the Atlantic Ocean and the Intracoastal Waterway, giving sunrise and sunset perspectives from one residence. The outlet listed its price at $16.7 million in its availability update; current pricing should be confirmed with the developer.

The rooftop format changes how a buyer should think about the home. The terrace is not an annex to the living room but a second level of living space at the highest point on the property, above the dune landscaping and with nothing built higher in front of it.

04

Ceiling Heights and Interior Details

REHUB Miami lists 10-foot ceilings among the penthouse features. Published materials do not break out ceiling heights by floor for the non-penthouse homes, so buyers comparing a lower or mid-level tower residence with a penthouse should ask the sales team for the specified height of the exact unit and for any variation within the plan.

The developer's feature list applies to all residences: private elevator access and entry foyers, separate service elevators, kitchens with Italian cabinetry and Sub-Zero and Wolf appliances plus an integrated espresso system, a primary bedroom midnight bar, a primary bath with a deep soaking tub, and a laundry room with a full-size washer and dryer. Interiors are by Studio Piet Boon, and the lobbies are described as having direct ocean and Intracoastal views.

Private elevator arrival is especially relevant at the top of the building, where a foyer opens directly into the residence rather than onto a shared corridor.

05

Upper Floors Below the Penthouse Level

Not every buyer wants a rooftop. The tower's upper floors offer the same eastern ocean exposure at lower scale. Floor plan listings for the oceanfront line show stacks in several sizes, from roughly 2,800 square feet on the smaller plans to about 5,600 square feet on the largest, with unit numbers in the 900s and 1000s indicating the highest levels. Since unit numbering, stacking and size are subject to change, the developer's current floor plan set is the reliable reference.

The developer's published range for the whole project is about 2,800 to 6,400 square feet. Haute Residence reports that pricing from $5.95 million applied to the project as of its September 2026 guide, which is useful context for how far the penthouses sit above the base of the collection. REHUB Miami reports penthouse pricing from $16.5 million, citing the April 2026 announcement.

For a buyer weighing height, the questions are concrete: how the terrace is oriented relative to neighboring stacks, how much of the outdoor space is covered, and whether a given floor sees primarily the ocean, the Intracoastal, or both.

06

Setting, Marina and Timeline

Beyond the buildings, the property includes a private marina. Haute Residence reports 14 boat slips with direct Intracoastal access, while Rosewood's original announcement referred to 11 private boat slips, so slip count and availability are worth confirming directly with the developer. The site also has an attended beach, which makes the project a rare combination of ocean, dune and marina within one gated parcel.

The development is under construction. Florida YIMBY reported in February 2026 that vertical construction had topped out, with completion on track for early 2027, and Multi-Housing News reported that construction began in December 2024. Coastal Construction is the general contractor. As with any presale or under-construction purchase, delivery timing can shift, so buyers should ask for the current schedule.

The surrounding area is a quiet barrier-island stretch between Boca Raton to the north and Pompano Beach across the Hillsboro Inlet, with the Hillsboro lighthouse at the south end of the Mile. Haute Residence notes that association fees had not been published as of September 2026, so the current budget should be requested before any decision.
