01

A two-island town with two kinds of condo

Bay Harbor Islands is a small town made up of two islands in Biscayne Bay, set between Bal Harbour and Surfside and a short drive from the Atlantic. The east island is zoned mostly for single-family homes. The west island holds most of the condominium stock, along and around Kane Concourse and 96th Street. That split matters to a condo buyer, because the water frontage, the age of the building and the price point all change as you move through the town.

The waterfront condo market here is best read as two products. One is the older, low-rise condominium or cooperative building, much of it mid-century, which generally trades at the lower end of the local price range. The other is a newer group of boutique buildings with smaller floor plates, higher finishes, and in many cases private marinas or boat slips. Comparing a 1960s walk-up with a recently delivered bayfront building on price alone says little. The more useful comparison is within each group.

02

What recorded sales show

The most reliable numbers for the town are public records rather than asking prices. According to Miami-Dade County recorded sales, as reported in the Florida Department of Revenue 2026 sales data file, the middle 80 percent of qualified Bay Harbor Islands sales between January 2025 and June 2026 ran from $280,000 to $1.2 million for condominium buildings completed before 2000. Those figures are recorded sale prices, not valuations of any individual unit.

The same data set, covering the same January 2025 to June 2026 period, puts the middle 80 percent of sales in boutique condominium buildings completed in 2019 or later at $750,000 to $5.4 million. The buildings in that group include Alana, Onda, Bijou Bay Harbor, Le Jardin House and One Bay Harbor.

The gap between the two condo ranges is wide, and it is the central fact of the market. A buyer comparing a pre-2000 building with a post-2019 boutique building is comparing different vintages, different amenities and different building systems, not two versions of the same apartment.

03

Resales in older and newer buildings

In the older buildings, the useful questions are about the building rather than the apartment. Ask for the association's financial statements, its reserve position, any special assessments levied or proposed, and the status of recent structural and systems work. Two units with identical layouts and water views can carry very different ownership costs depending on what the building has already funded and what is still ahead.

In the post-2019 buildings, a resale buyer is typically dealing with a younger structure and a more amenity-heavy product. Check whether a boat slip or dock space conveys with the unit or is assigned, leased or sold separately, and whether the slip suits the size of vessel you have in mind. Slip length, depth and any restrictions come from the building's documents, not from the listing photos, so request them before you write an offer.

Waterfront exposure also varies within the town. Some buildings face Biscayne Bay, others sit along Indian Creek, and some face interior canals. Confirm in person which body of water the unit actually overlooks and what stands between the balcony and the view.

04

New construction on the water

Several newer projects have been marketed on the strength of their waterfront positions. La Baia North, from Continuum Company, was advertising a January 2027 delivery with final residences remaining, according to the project's news page as of October 21, 2026. The developer positions the building around marina-oriented living on the bay, and buyers should confirm in the purchase documents what boat slip or yacht club access is included.

Bay Harbor Towers describes itself as a boutique collection of forty-four private residences on the northern shoreline, where Indian Creek meets Biscayne Bay. The developer's website, as reviewed in October 2026, lists the building as under construction and delivering in early 2027. Residences are described as two-, three- and four-bedroom flow-through layouts with boat slips.

La Maré offers two buildings under its name. According to the developer's website in October 2026, the Regency Collection at 9927 East Bay Harbor Drive is an eight-story building of 33 two- to four-bedroom residences with a private marina and a rooftop pool deck. The Signature Collection at 9781 East Bay Harbor Drive is an eight-story building of nine residences, each with private plunge pools. A Bay Collection is also marketed under the La Maré name. Buyers should ask the developer which of these buildings are complete and which remain under construction.

05

Delivery schedules and what to verify

Delivery dates in new construction are targets, and they shift. Treat any completion date as the developer's current statement rather than a commitment, and ask for it in writing, along with the conditions under which it can change. Check the contract language on delays, on substitutions of finishes and equipment, and on what the final square footage and the assigned slip will be.

For a pre-construction purchase, the practical questions are about the water itself. Ask whether the marina is private to the building, how slips are allocated, what size vessels each slip can handle, and who maintains the docks and seawall once the building is turned over. The developer's sales materials describe amenities, but the declaration and the plans govern what you actually receive.

It is also worth visiting the site at different tides and times of day. A bay view in a rendering and a bay view from the actual floor and orientation of the unit you are buying can differ, especially in a town where neighboring buildings sit close together.

06

How to compare buildings

Because the town is small, a disciplined comparison is easy to build. Start with the recorded-sale ranges above to place a building in its group. Then compare within that group on the factors that actually change ownership: the body of water the unit faces, whether a slip conveys, floor and orientation, building age, and the association's financial condition.

The market is not a single price curve. Older buildings and newer boutique buildings trade in separate bands, and the unit-level differences inside each band can be larger than the differences between neighboring streets. A buyer who understands that structure can ask sharper questions of a seller, a developer or an association.
