Water Views in Bay Harbor Islands: Which Waterfront Condos Face the Ocean or the Bay

Bay Harbor Islands is a bayfront town, not an oceanfront one. This guide explains which waterfront condo projects look across Biscayne Bay, where ocean and skyline views appear, and how floor height and position change them.

Where the water sits in Bay Harbor Islands

Bay Harbor Islands is a small waterfront town made up of two connected islands on Biscayne Bay, set between Bal Harbour and the Broad Causeway. The West Island is zoned largely for single-family homes, many of them on point lots or canals with docks. The East Island holds the business district along Kane Concourse and most of the town's condominium buildings. For anyone shopping for a view, that split matters. Almost every condominium here is a bay-side building, and the water in front of it is Biscayne Bay.

The Atlantic is real, but it is not the foreground. The ocean beach lies a short distance to the east, across the 96th Street bridge in Bal Harbour and Surfside. A Bay Harbor condominium therefore does not sit on the sand. When a marketing page promises ocean views, it usually means a distant horizon seen past the neighboring buildings, and that depends on floor height and building orientation. Treat any claim of an ocean view as something to verify unit by unit.

The Intracoastal is a related question. Buyers often use the word loosely for the protected waterway behind the barrier islands. Developers in Bay Harbor Islands describe their frontage in terms of Biscayne Bay, a marina or a canal, so those are the terms to use when you compare units. If a listing refers to the Intracoastal, ask the building or developer exactly which body of water, and which direction, the balcony faces.

Bayfront buildings along East Bay Harbor Drive

Much of the newer boutique supply sits on the bay side of the East Island. La Baia South, from developer Continuum Company with Revuelta Architecture, is an eight-story, all-glass building on a calm stretch of bayfront. Its upper residences are described as looking over Biscayne Bay, Bal Harbour and the Miami skyline. That is a useful illustration of how a low-rise building collects several views at once. Looking across the bay gives open water, turning north reaches Bal Harbour, and turning south toward the city frames the skyline.

La Baia North, the sister project from the same developer, is marketed with bay, ocean and skyline views, private boat slips and yacht club access. According to the La Baia North website as of October 2026, delivery is set for January 2027, with final residences remaining. The ocean reference is worth testing in person or against the floor plan. A lower floor on the bay side may show mostly water and docks, while the ocean horizon becomes plausible only where the view clears nearby rooflines.

Further north on the bay, Onda Residences offers bayfront condominiums with a private marina, and Bay Harbor Towers is built as twin eight-story buildings joined by a lobby, with a private marina of its own. In both cases the marina is the first thing you see from the lower floors. It adds boat activity and a sense of movement, but it can also put vessels and masts directly in the sightline, which some buyers prize and others do not.

03

West Bay Harbor Drive and the canal-side projects

West Bay Harbor Drive offers a different sort of frontage. 9900 West Bay Harbor Islands is a limited collection of waterside residences plus private penthouses with exclusive rooftop terraces. Its floor plans run from two to four bedrooms, and the project emphasizes private boat slips and direct water access. Here the view is often a closer, more intimate one, across a channel or toward docks and neighboring homes, and the rooftop terraces on the penthouses are where the outlook widens.

Origin Residences by Artefacto is a boutique, design-led building with two- to four-bedroom plans. Alana, Aire Residences and Mila also belong to the town's new wave of small buildings. In a project of this scale, one side of the building usually holds the best water exposure and the other faces a street or an adjacent structure. Before reserving, confirm which elevation your unit is on and what is planned or built next door.

Single-family waterfront homes on the West Island follow a similar logic, with views defined by the lot. A point lot can look in several directions, while a canal lot usually frames a single stretch of water and the dock in front of it. For condominium buyers, the takeaway is that the same street can offer very different exposures, so the address alone does not tell you what you will see.

04

La Maré and the question of panoramic views

La Maré Bay Harbor Islands presents its Regency Collection as boutique waterfront living with panoramic bay views and resort-style amenities, according to the developer's website. Its residences are described as using floor-to-ceiling, wrap-around glass to maximize the water, with open layouts and expansive terraces. Wrap-around glass is a design choice that increases the number of directions a unit can see, but it does not change the building's position. A corner with glass on two sides still looks where the corner points.

Because La Maré is a newer offering, ask the developer for the current delivery schedule, the floor plans by line and the view orientation of each residence. Timelines for projects that are not yet complete tend to move, and a construction date quoted on one page may differ from the developer's latest word. A written answer from the developer is a better basis for a decision than a rendering.

05

How height and position change what you see

Height does most of the work in a town of eight-story buildings. On lower floors, the view is mostly the water immediately in front of you, along with docks, boats and the neighboring seawall. Mid-level floors begin to clear the mangroves and the lower rooftops across the bay. The top floors and penthouses are where distant features such as the skyline, Bal Harbour and, in some cases, a slice of the ocean horizon come into play. This is general sightline geometry rather than a guarantee for any specific unit, so check it against the actual stack.

Position along the island matters as much as height. A building near the northern end of the East Island looks more toward Bal Harbour and the open bay, while one closer to the south looks more toward the Miami skyline and the Broad Causeway side. The Atlantic lies east, so a unit that faces west over the bay is looking away from the ocean altogether and gains its ocean glimpse, if any, only from a side window or a terrace that wraps around a corner.

Corner lines, wrap-around terraces and penthouse rooftops are the features that widen a view, and they are usually priced accordingly. When comparing two similar residences, ask for the floor plan with a compass orientation, the floor number and the elevation drawing. These three items answer most view questions better than a brochure photograph.

06

Questions to settle before you choose a view

Start with the direction. Ask which way the main terrace faces, whether the bedrooms share it, and whether any part of the view is shared with a future neighboring project. Bay Harbor Islands is largely built out, and new buildings are being proposed on remaining sites, so a clear sightline today may change. Public development filings with the town are the place to check what has been considered nearby.

Then ask about the water itself. If you plan to keep a boat, confirm whether the building offers slips, who owns them and what size of vessel they take. Several of the newer projects, among them La Baia North, 9900 West and Bay Harbor Towers, advertise private marinas or boat slips. Slip availability, length limits and terms should come from the developer's documents.

Finally, consider daily life around the view. Kane Concourse offers shops, restaurants and a grocery store, and the ocean beach is a short ride away. If you want to discuss how specific Bay Harbor Islands buildings compare by exposure and floor, Denis Smykalov and Wolsen Waterfront can walk you through available residences and the questions to put to each developer.
