Where Edgewater sits on Biscayne Bay

Edgewater is the bayfront mainland neighborhood on the western shore of Biscayne Bay. Haute Residence, in its Edgewater market guide updated as of October 3, 2026, places it with Downtown and Brickell to the south and Wynwood and the Design District to the north. That position, directly on the water yet close to the urban core, explains why so many towers are rising along its shoreline. Much of the new construction sits on or near the bay edge, where the parcels are narrow and the views run east across open water toward Miami Beach.

For a buyer, the waterfront in Edgewater is not one uniform product. Some projects stand directly on Biscayne Bay, with their own dockage, bay-facing pools and terraces. Others sit a block or two inland and offer bay views from height. Delivery timing matters most for the first group, because bayfront parcels are scarce and each tower tends to be a one-off. A date reported in one month can be revised in the next, which is why the sections below attach a named source and a date to every timing claim.

Delivery dates in new construction are estimates, not commitments. A tower described as under construction may be months from topping off or close to a certificate of occupancy, and those are very different positions. The most reliable approach is to compare what a developer has announced, what a news outlet has documented, and what the current sales documents say, and to ask the developer directly where the three disagree.

Aria Reserve: the twin towers nearest the finish line

Aria Reserve is the Edgewater project furthest along. Florida YIMBY reported in December 2025 that the project, developed by The Melo Group and designed by Arquitectonica, was approaching delivery along the Biscayne Bay waterfront. The report described two 62-story towers with one- to five-bedroom residences ranging from approximately 1,059 to 2,584 square feet. It listed private elevator access, deep terraces and ceilings over 10 feet among the in-unit features, and waterfront pools, gardens, a recreation deck and a wellness area among the amenities.

Haute Residence's Edgewater guide, as of October 3, 2026, summarizes the status as a South Tower that has received its temporary certificate of occupancy and a North Tower that topped off in August 2025. Haute Residence attributes the North Tower milestone to a Melo Group release dated August 19, 2025. In practical terms, one tower has crossed the threshold from construction to occupancy, while the second had reached its full height and was in the finishing stage at the time of those reports.

This split matters for anyone comparing Aria Reserve with the other projects here. A buyer looking at the North Tower is evaluating a nearly complete building where interiors, amenity spaces and the waterfront deck can be seen in person, not a rendering. The questions worth putting to the developer are specific ones: the current status of the North Tower's certificate of occupancy, which amenities are open in the South Tower today, and which are still being finished.

Villa Miami: a small bayfront tower with a 2027 estimate

Villa Miami, at 710 NE 29th Street, is one of the clearest examples of a boutique bayfront tower under construction in Edgewater. Florida YIMBY reported in December 2025 that the building was under construction and rising along the Edgewater waterfront, developed by Terra in collaboration with Major Food Group. It described 72 residences in half-floor and full-floor layouts, with Italian materials, chef's kitchens and large outdoor spaces. Planned amenities included a floating pool, wellness facilities, dockage and a helipad, and ODP Architecture & Design is the architect.

Haute Residence's Edgewater guide, as of October 3, 2026, lists Villa Miami at 72 residences with an estimated delivery in 2027 and sales open. The same outlet notes that its project page was last verified on August 30, 2026, and that the building's height was updated on October 1, 2026, to 56 stories, citing the developers' May 2026 release. Haute Residence names Terra and One Thousand Group as the developers, with interiors by Charles & Co., and describes three- to five-bedroom residences plus penthouses.

Two details deserve a direct question to the developer. First, the story count has been reported differently over time, so ask for the current architectural drawings and the final residence mix. Second, a 2027 estimate is a projection. Ask what construction milestone the building has reached today and what remains before a certificate of occupancy can be issued.

04

EDITION Residences: planned, not yet a construction story

EDITION Residences, Miami Edgewater is often grouped with the neighborhood's under-construction towers, but the published reporting describes it differently. Florida YIMBY reported in December 2025 that the project is planned as a 55-story branded condominium tower at 2121 N Bayshore Drive along Biscayne Bay. Arquitectonica is the architect and Studio Munge handles interiors. The report counts 185 units, ranging from one to four bedrooms and roughly 1,952 to 3,815 square feet, with private elevator entry, high ceilings, deep waterfront terraces and floor-to-ceiling glass.

The same report says the amenity program will follow EDITION's hospitality standards, with wellness spaces, curated lounges, pool decks and entertainment areas. Two Roads Development is credited as the developer. Because the wording is future tense, the most useful stance for a reader is to treat it as a project in the pre-construction stage and to avoid assuming a delivery year that no developer document has confirmed.

Anyone considering a purchase here should ask for the developer's current construction schedule in writing, along with the status of site clearance and the sequence of permits. A branded waterfront tower of this scale takes years to build once work begins, and the gap between an announcement and a delivery date can be wide.

05

LILLI Miami and ELLE Residences: the next wave on the water

LILLI Miami Edgewater is a newer entrant. OKO Group revealed plans in May 2026 for a waterfront condominium tower at 717 NE 27th Street, designed by Adrian Smith + Gordon Gill Architecture, overlooking Biscayne Bay on what has been described as one of the last major undeveloped bayfront parcels in Edgewater. A project at this stage is a design and a sales proposition. Anyone evaluating it should look for evidence of permits, a construction start and a developer-confirmed delivery window before relying on any date.

ELLE Residences Miami also appears in the December 2025 Florida YIMBY roundup of major Edgewater residential developments advancing, alongside Edge House, Vida Residences, EDITION, Villa Miami and Aria Reserve. For ELLE, the useful step is the one that applies to every project in this group: request the current offering documents, confirm the construction status and ask when the developer last updated its estimated delivery.

Taken together, the projects show a pipeline in several stages at once: one near completion, one under construction with a stated year, and others still planned or in early development. That spread is typical of Edgewater's bayfront and is the reason a single neighborhood-wide delivery date is not meaningful.

06

How to read a delivery date on the water

Start with the construction milestones, not the year. Groundbreaking, topping off, a temporary certificate of occupancy and closing are distinct events. Aria Reserve illustrates the sequence: reports in 2025 documented the North Tower topping off, while the South Tower's temporary certificate of occupancy is reported in Haute Residence's October 2026 guide. A buyer can verify these milestones through the developer's announcements and public building records.

Next, check who is making the claim and when. A developer's estimate and a news outlet's report of that estimate are not the same thing, and both age quickly. The reports above date from December 2025 through October 2026, and any of them may have been superseded. Ask the developer for the latest written estimate and the contractual language about delivery timing in the purchase documents.

Finally, look at the water itself. On a bayfront site, the details that shape daily use include dockage, the pool deck at the water's edge, the Baywalk connection where there is one, and how the building meets the shoreline. Ask each developer what is built, what is permitted and what is only rendered.
