Why Edgewater's penthouses sit in a category of their own
Edgewater is the bayfront mainland neighborhood on Biscayne Bay's western shore, with Downtown and Brickell to the south and Wynwood and the Design District to the north, as Haute Residence described it in its Edgewater guide updated in October 2026. That position explains much of the penthouse appeal. A top-floor residence here looks east across open water toward Miami Beach and, from the right orientation, back over the skyline. Few neighborhoods this central offer both views from one terrace.
The neighborhood has changed quickly. Older houses and mid-rise buildings have given way to glass towers, and the Edgewater pipeline now mixes completed bayfront buildings with branded and boutique projects still under construction. For a penthouse buyer, that means choosing among very different products: a twin-tower complex with a deep amenity program, a slender boutique tower, and hotel-branded residences. Each treats the crown of the building differently.
The projects below are presented by what is documented about them. Penthouse floor plans, terrace dimensions and ceiling heights are often released late in a sales program, and sometimes only to registered buyers. Where those details are not public, this guide says what to request rather than guess.
Villa Miami: the tallest-profile bayfront option on NE 29th Street
Villa Miami is at 710 NE 29th Street on Biscayne Bay. According to Haute Residence, in its project listing verified in August 2026 and updated in October 2026, the building rises 56 stories and holds 72 residences. The developers are Terra and One Thousand Group, with architecture by ODP Architects and interiors by Charles & Co. The same listing describes three- to five-bedroom residences plus penthouses.
The ratio matters for anyone focused on the upper floors. With 72 homes in a 56-story tower, each level carries few residences, which typically means more exposure per floor and fewer neighbors sharing a landing. Haute Residence also reported, as of October 3, 2026, an estimated delivery of 2027, with sales open and pricing from $5.8 million. That entry price sits at the upper end of the Edgewater corridor, and penthouses would be priced above it.
Penthouse specifics are the questions to put to the sales team: terrace depth and orientation, whether outdoor space wraps more than one side, private elevator arrival, and what finish level is included. Ask for the penthouse floor plates and a view study from the actual floor height, not a generic rendering.
Aria Reserve: twin towers with a marina-style bayfront
Aria Reserve stands on NE 24th Street and is the Edgewater project with the most visible progress. According to a Melo Group release from August 19, 2025, cited by Haute Residence, the South Tower had received its temporary certificate of occupancy and the North Tower had topped off. Haute Residence listed it as delivered context rather than a new-construction card, so buyers are dealing with a building that can be toured and inspected rather than only studied in renderings.
The amenity program is tied directly to the water. Published descriptions of the project cite a bayside floating swimming pool, private docks, direct access to the Baywalk, a rooftop helipad, and food and beverage concepts by Major Food Group. For a penthouse owner, the practical question is how those amenities relate to the residence: how the private elevator or lobby connects to the dock level, and how terraces face the bay versus the city.
Because two towers share the site, orientation deserves care. Ask which tower and which line the penthouse belongs to, what the sightline looks like toward the adjoining tower, and how far the terrace extends. Walking an actual upper-floor unit in the delivered South Tower is the most reliable way to judge ceiling height, glass and terrace proportions.
EDITION, LILLI and Cove: hotel brand, boutique scale and private terraces
EDITION Residences Edgewater is planned at 2121 North Bayshore Drive and is marketed under the EDITION hotel brand. A hotel-operated building tends to define its top residences through service as much as square footage: concierge, in-house dining and managed amenities. Ask which services reach the penthouse level and how they are structured in the building's governing documents.
LILLI Miami is at 717 NE 27th Street in Edgewater. Because it sits a short walk from the bay corridor rather than directly on the water, the key question for its upper residences is the view corridor: which direction the terraces face, and whether bay views are open or shared with neighboring towers. Request a floor-by-floor view analysis before comparing it with a building directly on the shoreline.
Cove Miami, at 456 NE 29th Street, is a boutique tower directly on Biscayne Bay, developed by SB Development Group and Hazelton Capital Group with Kobi Karp as architect. Florida YIMBY reported in December 2025 that the tower was planned at 40 stories, with residences featuring Italian cabinetry, floor-to-ceiling glazing and private terraces. Its stated range of two- to four-bedroom homes means its upper floors compete less on sheer scale than on a smaller, more private building. Delivery timing has been reported differently by different outlets, so confirm the current schedule directly with the developer.
ELLE Residences Miami and the inland fashion-brand approach
ELLE Residences Miami takes a different path. Florida YIMBY reported in December 2025 that it is the debut residential tower from the global fashion and lifestyle brand, planned at 26 stories by Vertical Developments under a licensing agreement with ELLE International. The address is 3618 NE 5th Avenue, with 189 fully finished units, interiors by The One Atelier meant to reflect a Parisian aesthetic, and Behar Font and Partners as architect.
Its location is further inland than the bayfront towers discussed above, and nothing in the published description places it on the water. A buyer drawn to Edgewater specifically for bay frontage should therefore treat ELLE as a design-led alternative and ask what the upper floors actually look onto, whether water appears at all, and what terraces are included on the top residences.
This distinction is useful in a broader comparison. In Edgewater, the word penthouse can describe a crown residence on the shoreline or the top level of a building a few blocks back. The views, the privacy and the surrounding amenities differ accordingly, so compare the real sightlines rather than the neighborhood label.
How to compare terraces, views and finish levels
Start with orientation. East-facing terraces on the bay side look across open water; west- and north-facing ones frame the city and the neighboring towers. In a twin-tower project like Aria Reserve or a tall slender tower like Villa Miami, the same floor can offer very different outlooks depending on the line. Ask for a compass-marked plan and, if possible, a drone-height view study.
Next, terrace specifics. Request the depth in feet, whether the space is covered, how the railing is built (glass or solid), and whether the outdoor area is set up for a kitchen, plunge pool or other fixtures. Developer renderings frequently show features that are optional or not included. Ask for the written specification and compare it across projects on equal terms.
Finally, consider timing and what is finished. Delivered buildings allow inspection of the product. Under-construction projects such as Villa Miami and Cove carry published delivery targets that may shift, so ask the developer for the current schedule, the deposit structure, and whether penthouse finishes are standard or customizable. Compare the same details across every project on your list.
