01

A branded tower on the western edge of Biscayne Bay

ELLE Residences Miami is planned for 3618 NE 5th Avenue in Edgewater, the Biscayne Bay neighborhood between Midtown and the Design District. The Real Deal reported on May 29, 2024 that the tower would rise 25 stories with 180 units and would be the first residential building for the ELLE brand. Vertical Developments is the developer, Behar Font & Partners is the architect, and The One Atelier is designing the interiors.

For a buyer who cares about water, the first thing to understand is the nature of the location. The project sits in a bayside neighborhood, close to Biscayne Bay, rather than on a private island or a deep-water estate lot. The building's own materials describe the setting as one of expansive bay and skyline views with proximity to the bay and to beach access. Daily life here is therefore defined less by a dock at the back door and more by a full-service building positioned a short distance from the water.

That distinction shapes the rest of this guide. Privacy, security and services are the features that make a condominium feel like a residence rather than a hotel stay, so they deserve a close reading, along with the water-linked offerings that deserve a direct question to the developer before a contract is signed.

02

Arrival: the porte cochère, lobby and valet

Amenity lists published for the project describe an arrival sequence built around a porte cochère and a grand, double-height lobby with designer finishes. Valet parking is listed, and one version of the amenity list describes the valet as operating 24 hours. For residents, a covered motor court and attended valet generally mean that guests and deliveries are received at one controlled point rather than at an open street entrance.

Guest check-in services are also listed, alongside a management office on site. In a tower of this scale, those two features are worth pairing in your mind: a staffed check-in desk handles visitors, while a management office gives owners a place to resolve day-to-day matters. Ask the developer how the front desk, valet and management office will be staffed and how visitor registration will work for overnight guests, contractors and event vendors.

The Edgewater site also matters for arrival. The Real Deal described the half-acre assemblage as fronting Northeast Fifth Avenue, Northeast 36th Street and I-195. Prospective owners should visit the site at different hours to understand traffic patterns at the entrance and how the porte cochère connects to surrounding streets.

03

Security and screening: what is actually listed

The most specific security language in the project's published amenity lists is 24-hour security and screening, alongside 24-hour concierge, cleaning and maintenance. A separate listing of the building's features cites secure entry and impact-resistant glazing in the homes. These are descriptions of intended services, and the building has not yet delivered, so the operational details are not yet public.

Those details are the substance of privacy. A buyer should ask who the security provider will be, whether screening applies to all visitors and deliveries, how access to the pool deck, spa and rooftop is controlled, and whether residents' guests receive credentials of their own. It is also fair to ask how the package and mail room is run, since it is a common point where personal information and valuables pass through shared space.

A tower of this size, with a café, restaurant and boutique retail on the ground level, mixes public and private traffic. Ask how the building separates retail customers from residents, whether the residential lobby has its own controlled entrance, and where service and loading traffic is routed. Answers in writing, or in the offering documents, are more useful than a general assurance.

04

Resident services that shape daily life

The amenity programs cluster around three ideas: hospitality, wellness and convenience. The service layer includes 24-hour concierge, cleaning and maintenance, a mail and package room, high-speed Wi-Fi, and house bicycles with bicycle storage. The building also plans an on-site café and restaurant and boutique retail, which means some errands and meals can happen without leaving the property.

The homes themselves are described as fully furnished and move-in ready, with interiors inspired by ELLE DECOR and designed by The One Atelier. The ELLE brand's own materials describe a French-chic, mid-century modern and contemporary look with a tropical accent. For owners who split time between residences, a turnkey home paired with a concierge and a cleaning and maintenance team reduces the effort of opening and closing a unit. Ask what is included in the furnishing package, which services are covered by the association and which are charged separately.

Wellness is a significant part of the offer. Published lists describe a gym with branded fitness programming, an outdoor fitness and yoga lawn, a meditation garden, and a spa with sauna, steam, an experience shower and a salt wall, plus a private room for salon and wellness treatments. Those spaces are typically shared, so ask about hours, capacity and whether any rooms can be reserved for private use.

05

Privacy by design: pool decks, cabanas and shared space

The tower is planned with two levels of amenities. According to The Real Deal's May 29, 2024 report, citing the developers' release, these include a pool, cabanas, a summer kitchen and an outdoor movie theater, a gym and spa, and a rooftop pool and lounge. Other published lists add shuffleboard and bocce courts, a residents-only lounge with a bar, and a sky pool with views to the north, east and west.

From a privacy standpoint, a resort-style deck with private cabanas offers more control than an open pool terrace, but it is still shared space. The questions that matter are practical: how cabanas are allocated, whether they can be reserved or are first come, first served, and how the building handles resident guests on the deck. For anyone who values a quieter setting, ask whether any amenity floors or rooftop areas can be closed for private events and how that is communicated to residents.

Inside the residences, the supplied descriptions mention private balconies and impact-resistant glazing. Sightlines are the other privacy question in a dense urban bayfront. Because the tower sits near other planned and existing buildings in Edgewater, compare the views from the specific floor and line you are considering against the site plan and surrounding development, rather than relying on renderings alone.

06

Water access: beach, marina and boat valet

This is the area where buyers should be most careful. The project's own neighborhood materials describe the location as having proximity to Biscayne Bay and to beachfront access, and marketing descriptions of the project have referred to beach access and a private marina. The official amenity lists reviewed for this guide, however, center on the pool decks, spa, gym and lobby services. They do not describe the terms of a beach club or marina, and they do not describe a boat valet.

That gap is a reason to ask, not to assume. If a beach club is part of the offering, find out which operator runs it, whether access is included for owners or sold as a membership, how many guests residents may bring, and whether transportation is provided. If a marina is part of the program, ask where it is, who owns and operates it, whether slips are available to owners, what size vessels it can accommodate and whether it is covered by the association or a separate agreement.

The same applies to valet by boat. A car valet is listed; a boat valet or water-taxi service is not documented in the materials reviewed. A buyer interested in boating should ask the developer to confirm in writing which water-related services exist, which are planned, and which are third-party arrangements that could change. For deep-water boating from a private dock, the neighboring bayfront enclaves and homes with their own docks are a different product from a condominium with shared amenities.

07

Timing, neighborhood and how to evaluate the building

ELLE DECOR reported on June 4, 2024 that the project's completion date had not been announced, so the delivery schedule is a question for the developer and for any contract you review. As a pre-construction condominium, the finished services, staffing and amenity programming may differ from what current renderings and lists show. Treat the amenity lists as a statement of intent and the offering documents as the controlling description.

The neighborhood is the part of the picture that can be verified now. The project's materials describe Edgewater as a walkable, bayside area with the Design District, Wynwood, Midtown and Downtown within a short drive, and the official site describes the tower as within a few minutes' walk of the Design District, according to ELLE DECOR's June 2024 coverage. Walk the streets between the site and the water at different times of day, and note noise from I-195 and surrounding construction.

A sensible way to compare ELLE Residences Miami with other bayfront options is to put services and water access side by side: what is staffed 24 hours, what is shared, what requires a membership and what is on the water versus near it. Wolsen Waterfront, led by Denis Smykalov, can help buyers organize those questions and compare this tower with other South Florida bayfront and oceanfront properties.
