Where the water meets the market in Hallandale Beach

Hallandale Beach is a compact Broward County city on the Miami-Dade line. Its geography runs from the Atlantic shoreline across the Intracoastal waterways and west toward I-95. That mix gives the waterfront condo market several distinct segments: oceanfront towers along A1A, residences with Intracoastal exposure, and the Golden Isles waterfront homes that sit apart from the condo stock. For a buyer or seller, the first step is to separate those segments, because the city-wide numbers blend very different buildings.

The condo inventory is far larger than the house inventory. Active MLS listings as of October 7, 2026 showed 879 condominiums and 67 homes in the city, and that count includes inland buildings as well as waterfront ones. The highest condo asking price in that same MLS snapshot was a $6,000,000 penthouse at 2000 Ocean Drive. The comparison shows how wide the range is, from older resale units to ocean-facing penthouses.

Hollywood Beach sits immediately to the north, and many buyers compare the two beachside markets. Hollywood Beach has its own boardwalk-driven character and building mix, so it is worth reviewing separately rather than assuming Hallandale Beach figures apply on both sides of the city line.

Reading the resale numbers

Resales dominate what is actually available. BeachesMLS data, as of its October 26, 2026 edition, listed 1,029 condos and townhomes for sale in Hallandale Beach, with another 77 under contract. At the pace of sales then recorded, that worked out to about 19.8 months of supply. The same data set notes that six months is the conventional dividing line between a buyer's and a seller's market, so the city-wide figure sits well above it.

Pricing in that data reflects the same picture. The median sale price for condos and townhouses in September 2026 was $270,000, according to BeachesMLS data in the October 26, 2026 edition. Houses were far higher, with a September 2026 median sale price of $527,000 in the same data. These are city-wide medians covering every condo building, so they describe the broad market and not the oceanfront towers specifically. A buyer focused on a particular ocean-facing building should compare that building's own recent closings rather than lean on a city-wide median.

Negotiating room is visible in the closed-sale record. For condos and townhomes sold between January 1 and September 30, 2026, BeachesMLS reported a median of 81 days to go under contract. In practical terms, many sellers adjusted their prices before closing, and buyers who track a unit's price history can see how far a listing has already moved.

03

Ownership costs inside the buildings

Association fees are a defining part of oceanfront condo ownership, and they vary widely by building. BeachesMLS data as of October 26, 2026 reported a median monthly fee of $891 across 983 retained Hallandale Beach condominium listings, after exclusions and percentile trimming. The middle half of those listings fell between $614 and $1,185 a month. A fee near the low end and a fee near the high end can sit in the same city and the same price range, so the number is worth reading line by line.

For a waterfront unit, the useful questions are about what the fee covers and what the building has recently done. Ask the association for the current budget, the reserve picture, any recent or planned special assessments, and the condition of shared areas such as the pool deck, elevators and beach or dock access where the building has them. A fee tells you the cost of the building as it is run today, and the documents tell you how that cost was built.

Renovation level matters just as much as the view. Listings in oceanfront complexes such as La Mer describe fully remodeled units, with details such as impact windows and new kitchens, alongside units that are original. Buyers comparing two ocean-facing apartments of similar size should look at what has been replaced, because that often explains the difference between asking prices more than the exposure does.

New construction: Oasis Hallandale and the pipeline

The new-construction story is anchored by Oasis Hallandale, a 10-acre mixed-use development at 1000 E Hallandale Beach Boulevard. According to the developer's website, the project has topped out its East Tower at 25 stories and has launched sales for that tower, following the West Tower. The Real Deal reported on July 8, 2026 that the development had secured a temporary certificate of occupancy for floors one through 12 of the West Tower, which it described as 85 percent sold, with closings expected to begin in the coming weeks.

Oasis is not the only project in the city. A pre-construction catalog tracks The Residences at Shell Bay at 501 Diplomat Parkway, developed by Witkoff Group and PPG Development, and Seven Park at 218 SE 7th Street, developed by Kadima Developers. Duplex residences at Shell Bay appeared among the higher-priced active MLS listings in the October 7, 2026 snapshot, which shows that some of the new product is already reaching the resale and assignment market.

The Real Deal's July 8, 2026 report framed Hallandale Beach as an emerging Broward County development target, with residential towers, a branded hotel and an office development in the city's pipeline. For buyers, the practical point is timing. New towers deliver on a schedule set by the developer, and the delivery year, deposit schedule and contract terms should be confirmed directly with the sales team and compared against completed resale options.

05

How new towers and resales compare

A new tower and an older oceanfront building answer different needs. Buyers in a new project get current construction and a defined amenity package, but they commit before or during construction and accept a delivery date. Buyers in resale buildings can inspect the unit, see the building's finances and close sooner, though they take on the age of the systems and the building's condition. Neither path is better in the abstract, and the right one depends on how quickly the buyer needs to move and how much renovation they are willing to manage.

The depth of resale inventory is the main reason the comparison is worth making. With 1,029 condos and townhomes listed and a median of 81 days to contract in the BeachesMLS data for the first nine months of 2026, buyers have choice and time. That does not mean every listing is a bargain. Condition, exposure, fees and the building's finances vary so much that two units at the same price can be very different purchases.

For sellers, the same data points to a market where realistic pricing from the start matters. A median sale at 90 percent of the original asking price shows how often the first number does not hold. Sellers of ocean-facing or Intracoastal units can strengthen their position with a clear renovation record, current association documents and a price supported by recent closings in the same building.

06

Questions to take to a showing

Start with the water itself. Confirm whether the unit faces the ocean, the Intracoastal or a street, and whether the building offers beach access, docks or other water amenities. A listing's description of the view is a starting point, and a visit at different times of day settles it. Ask what the building has done recently for its facade, windows and common areas, and request the documents that show it.

Then compare like with like. Review the unit's price history, the fee and what it includes, and the closed sales in the same building over the past year. For new construction, ask the developer about the delivery timeline, the deposit structure and what is included in the finish package. Pricing advantages in new projects are not guaranteed, so the full purchase cost belongs in the comparison.
