Pompano Beach Waterfront Condo Market: Oceanfront and Intracoastal Resales and New Construction

Pompano Beach offers oceanfront towers, Intracoastal buildings and canal-front communities, with branded new construction arriving beside older resales. Here is how the waterfront condo market is laid out.

01

How the Pompano Beach waterfront condo market is organized

Pompano Beach is one of the few places in Broward County where a single city offers true oceanfront towers, Intracoastal buildings with their own dockage, and canal-front townhome communities with assigned boat slips. For a buyer, the first task is to decide which of those three kinds of water you actually want, because they behave like different markets with different buildings, different views and different daily routines.

Local brokerage descriptions of the city's waterfront stock make a useful distinction. Most waterfront condominiums in Pompano Beach are not oceanfront. They sit a short distance inland, where the Intracoastal Waterway and the Spanish River run roughly two blocks from the sand. True oceanfront buildings, by contrast, tend to open directly to the pool deck and the beach, and a smaller group of them can offer both an ocean view and an Intracoastal view from the same residence.

Building height varies widely as well. The city has modern high-rise towers, low-rise oceanfront buildings and mid-rise structures in between, so a search that ignores building type will return units that have little in common beyond a zip code. Treat the water frontage, the view direction and the building profile as three separate filters rather than one.

02

Reading the resale numbers without overreading them

Resale condos make up the bulk of what is available on the water in Pompano Beach, and they are where most of the pricing information lives. Market tallies published through 2026 describe a condo segment in which inventory is deep relative to the pace of closings, sellers are typically accepting less than their original asking price, and days on market have lengthened. That is a buyer-leaning picture, and it matches the way many South Florida condo markets have felt since the building-safety rules of recent years moved reserves and maintenance to the front of every conversation.

Two cautions apply. First, citywide condo and townhome statistics blend many property types, including inland buildings, age-restricted communities and garden-style complexes, so they are a weak guide to what a particular Intracoastal or oceanfront unit will cost. Oceanfront figures reported separately for the city sit at a clearly higher level than citywide condo figures, which shows how much the water changes the math. Second, a median is not a quote. Two buildings a few hundred feet apart can differ sharply in view, floor, condition and assessments, and a single median hides all of that.

A practical approach is to ignore the headline and build your own comparison set: recent closings in the specific building, the current listings in the same line of units, and the history of price reductions. Ask your agent for the original list price, the final list price and the closing price of each comparable, since the gap between them tells you more about negotiating room than any average.

03

Intracoastal and canal-front buildings with dockage

For buyers who care about boats as much as views, the Intracoastal and canal-front communities deserve their own look. The Pointe, on the Intracoastal Waterway beside the 14th Street bridge, is a long-established building known for larger floor plans, a waterfront pool and dockage for owners with boats. Nobel Point, in the Garden Isles area of southeast Pompano Beach, is a canal-front community of condos and townhomes with assigned boat slips and a fixed bridge between the canal and the Intracoastal.

Those two examples illustrate a point that matters more than the marketing language: dockage is a physical and contractual detail, not an amenity checkbox. Before you fall for a listing, confirm whether the slip is deeded, assigned or leased, what vessel length and draft it can handle, and what the fixed-bridge clearance means for the boat you own or plan to buy. A canal with a fixed bridge limits the height of a sailboat or a tall center console in a way that an open Intracoastal frontage does not.

The Garden Isles area also reminds buyers that Pompano's waterfront is not only high-rise. Canal-front townhomes and condos sit among single-family homes, which gives a quieter, more residential feel than the beach corridor, and a short drive to the ocean rather than a walk across the lobby.

04

New construction on North Ocean Boulevard and the Intracoastal

The most visible change in Pompano Beach is the arrival of branded and designer-led towers. Projects associated with the W Pompano Beach Hotel & Residences, Armani Casa Residences Pompano Beach, The Ritz-Carlton Residences Pompano Beach and Waldorf Astoria Residences Pompano Beach have put the city in the same conversation as established luxury addresses farther south. Related Group, which is also behind the Solemar and Casamar towers in the city, and BH Group have also acquired a further waterfront development site in Pompano Beach, though the two companies declined to share their plans for it.

Delivery timing is the first thing to verify in any pre-construction purchase. The Waldorf Astoria Residences Pompano Beach website, operated for the developer 1350 Pompano Developer, LP, lists delivery as Summer 2027. The same site states that the Waldorf Astoria name is used under a limited license from Hilton, that Hilton does not own, develop or sell the residences, and that the condominium sits on a site near water with no specific view guaranteed. Those disclosures are standard for branded residences, and reading them closely is part of due diligence: they tell you who is responsible for construction, who is responsible for the brand, and what the developer is and is not promising about the view.

On the Intracoastal side, Entourage in the Sun is a boutique tower along the waterway, marketed with large terraces and views toward both the Atlantic and the Intracoastal. Smaller oceanfront buildings such as Ocean580 and Salato Residences are described as more intimate alternatives to the large branded towers. Proposed projects, including La Plage at Pompano Beach and Duet Ocean Residences, are described as proposals or in pre-construction, which is a different status from a building under construction, and buyers should ask for permit and approval status before treating either as a firm option.

05

Resale or new construction: how the choice differs on the water

A resale gives you a finished product you can walk through, a documented operating history and a known view. You can stand on the balcony, check the wind and sun, see the neighbors and read the association's actual financial statements. The tradeoff is that older buildings carry maintenance obligations that can arrive as special assessments, and the building's age may matter more to your decision than the unit's finishes.

New construction reverses that tradeoff. You get current systems, current layouts and, in the branded towers, hotel-style services, but you buy from plans and renderings. Developer websites describe their images as artist's conceptual renderings and note that surrounding buildings, landscaping and landmarks may be modified or omitted. Designs remain subject to permits and approvals that can force changes to a floor plan. In practice, that means the view and the exact layout you imagine are not guaranteed until the building is up, and a late delivery date is a real possibility to plan around.

Because the market has both a deep resale pool and a growing pipeline of new towers, buyers have a rare ability to compare. Price a comparable resale in an Intracoastal or oceanfront building against a new unit of similar size, then weigh the premium against the factors that are hard to price: brand services, a new building's operating costs, and the time you are willing to wait.

06

Due diligence for a Pompano Beach waterfront condo

Association financials, reserves, maintenance history and any pending assessments often matter as much as the unit itself, and that is particularly true in older oceanfront buildings facing salt air and constant moisture. Ask for the most recent budget, the reserve study, the minutes of the past year's board meetings and any engineering or milestone inspection reports. Ask what projects the board has approved and how they are to be funded.

For each building, ask a short list of specific questions. What is the monthly fee and what does it include? Are there assessments approved, proposed or under discussion? What is the dock or slip arrangement, and who maintains the seawall and docks? Is the unit's view protected by setbacks or open land, or could a neighboring development change it? In a city with new towers rising and others proposed along North Ocean Boulevard, that last question deserves a real answer from the listing agent, not an assumption.

If you are weighing a resale against a new tower, or an Intracoastal building against an oceanfront one, Denis Smykalov and the Wolsen Waterfront team can help compare specific buildings, lines and closing histories across Pompano Beach and the neighboring waterfront markets.

FAQ

Frequently asked questions

Are most waterfront condos in Pompano Beach oceanfront?

No. Most waterfront condominiums in Pompano Beach sit on the Intracoastal Waterway, the Spanish River or a canal, a short distance from the beach. True oceanfront buildings open toward the sand, and some offer both ocean and Intracoastal views.

Is Pompano Beach a buyer's or a seller's market for condos?

Market tallies published during 2026 describe a buyer-leaning condo segment, with deep inventory, longer days on market and sellers accepting less than their original asking price. Conditions differ by building, so compare closings in the specific building you are considering.

Which new waterfront condo projects are associated with Pompano Beach?

Projects tied to the W Pompano Beach Hotel & Residences, Armani Casa Residences Pompano Beach, The Ritz-Carlton Residences Pompano Beach and Waldorf Astoria Residences Pompano Beach, as well as Related Group's Solemar and Casamar and the Intracoastal boutique tower Entourage in the Sun.

When is Waldorf Astoria Residences Pompano Beach expected to be delivered?

The project's website lists delivery as Summer 2027. The developer is 1350 Pompano Developer, LP, which uses the Waldorf Astoria name under a limited license from Hilton. Ask the developer for the current schedule before you sign.

Does the Waldorf Astoria Residences website guarantee a view?

No. The site states that the condominium is on a site near water and that no specific view is guaranteed. It also describes its images as artist's conceptual renderings.

Can I keep a boat at a Pompano Beach waterfront condo?

Some buildings can accommodate it. The Pointe offers dockage for owners on the Intracoastal Waterway, and Nobel Point has assigned slips on a canal with a fixed bridge to the Intracoastal. Confirm slip ownership, vessel size limits and bridge clearance for your boat.

What should I ask the association before buying a waterfront condo?

Ask for the budget, the reserve study, recent board minutes, any inspection or engineering reports, the list of approved or proposed assessments, and who maintains the seawall and docks.

Are La Plage and Duet Ocean Residences under construction?

They are described as in earlier stages. La Plage at Pompano Beach is a proposed project on North Ocean Boulevard, and Duet Ocean Residences is described as pre-construction. Ask for permit and approval status before treating either as available.
