An oceanfront tower built around service

Waldorf Astoria Residences Pompano Beach rises at 1350 South Ocean Boulevard, on the Atlantic shoreline at the Pompano Beach and Hillsboro Beach edge of Broward County. Its developers, Related Group and Merrimac Ventures, describe it as a boutique-style property and the first stand-alone Waldorf Astoria residential building. That distinction matters for this guide. The building is residential only, so its services are organized around owners rather than overnight guests.

Florida YIMBY reported in May 2026 that construction had topped out at the full 28-story height, that the tower will hold 92 condominium residences on a two-acre beachfront site, and that completion is expected in summer 2027. The same report said more than 85 percent of the homes were under contract. A smaller building usually means fewer neighbors sharing each elevator, lobby and amenity, which is the structural starting point for privacy. How well that works will depend on how the building is run once residents move in.

The design team gives a sense of the intended character. Florida YIMBY lists Nichols Architects in collaboration with KORA, interiors by BAMO, landscape architecture by Enea Landscape and construction by Coastal Construction. Hilton collaborated on the project through the brand relationship.

02

What the Waldorf Astoria service model includes

The published service program for the building centers on a personal concierge and a dedicated on-site Director of Residences, who acts as the main point of contact for owners. Other listed services include reception, doorman and bellman service, valet parking, parcel receiving and delivery to the residence, and professional management of all facilities, including cleaning and maintenance. Emergency maintenance response is also part of the program. Buyers should ask for the current written scope of each service, because pre-construction descriptions are not the same as an operating agreement.

Florida YIMBY reported in May 2026 that services managed by Waldorf Astoria will include 24-hour concierge, in-residence dining, and dedicated beach and poolside service. In-residence dining means a hotel-style kitchen and service staff are part of the arrangement, not only an outside catering list. The building is also described as operating its amenities and common areas, along with community events, under the brand's signature experience.

Residents are also described as having a private account with signing privileges for hotel services and outlets, settled monthly. For an owner, that removes the small transactions of daily life, such as a poolside order or a spa visit, from the moment of purchase. It also creates a record of activity, which brings the discussion to privacy.

03

Privacy and security: what a staffed building can and cannot promise

The building's standard services list a security presence, a reception desk and doorman service, which together form the visible layer of access control. Reception and doorman staffing means arrivals, deliveries and visitors are filtered before they reach an elevator. A private, residential-only program also keeps the lobby from functioning as a public hotel lobby. Buyers should confirm the staffing hours, how visitors are announced and approved, and how deliveries are handled, and they should ask for these answers in writing.

A guarded entrance is only part of the picture. MILLION's Journal published a piece on security protocols at this building that urges privacy-focused buyers to examine the full operating environment, not just the lobby. Its questions are practical. Do concierge, valet, housekeeping, dining, spa and maintenance personnel work under confidentiality agreements and role-based rules? Which positions can view a resident profile, approve a visitor, retrieve a vehicle or enter a residence? The article notes that a general assurance that staff are trained is no substitute for defined permissions and documented procedures for revoking them.

The same piece raises the question of resident data. A branded-residence model can involve staff, contractors, service providers, mobile tools and hospitality platforms, and each touchpoint can widen the circle of people and systems that see a resident's identity, routines, guests and vehicles. Owners with elevated privacy needs can ask whether aliases, restricted staff profiles, private arrival procedures and limits on disclosing ownership or occupancy are available, who can activate or override them, and whether additional terms apply.

04

The beach, pool deck and beachside service

The site's defining feature is its direct frontage on the sand. Florida YIMBY reported in May 2026 that the property has nearly 200 linear feet of beachfront. The same report described a 20,000-square-foot oceanfront pool deck, spa and wellness facilities, fitness studios and a children's entertainment center. Hilton's announcement of the project also referred to a beachfront cafe with room service, a resident lounge, a pool, a jacuzzi, and cabanas with poolside dining.

These details shape daily use more than the square footage does. Dedicated beach and poolside service means residents can be served at the water without leaving the property. For privacy, the useful questions are about access: whether the beach and pool areas are limited to residents and their guests, how guest numbers are managed, and whether any amenity or food outlet is open to non-residents. The developer's materials do not settle those points, so they belong on a buyer's list for the sales team and, later, the association documents.

The beachfront also sets the building's rhythm. Morning light, sea air and the surf are part of the appeal, and they bring salt, wind and sun exposure that a management team has to handle. Ask how pool deck furniture, cabanas and landscaping will be maintained, and which services are included in the monthly operation and which are charged to the owner's account.

05

The private marina, boat slips and arrival by water

Among Pompano Beach's oceanfront towers, this one stands out for a private marina on the Intracoastal Waterway side. Florida YIMBY reported in May 2026 that it will accommodate nearly two dozen vessels, and Hilton's announcement used the same phrase, nearly two dozen boat slips. The marina is described as being across the street from the tower, on the Intracoastal. That means a short walk, not a private dock at the base of the building, and buyers should understand what that crossing looks like in practice.

The marina is also described as having a dedicated concierge team, and resident yacht club membership is listed as available. A concierge at the dock can matter as much as the slip itself, since it can handle arrivals, provisioning, fuel, and coordination with captains and crew. Questions worth asking include who operates the marina, whether slips are sold or assigned, what vessel length and draft each slip accommodates, how guests and crew are admitted, and what security applies at the dock as opposed to the tower.

Valet is another point where the water and the street meet. Valet parking is part of the building's listed services, so residents arriving by car are met at the entrance. Residents arriving by boat would be coming through a different gate. Ask the developer how those two arrivals are coordinated, whether the valet or concierge teams cover both, and how a vehicle or a guest moves between the dock and the tower without passing through public areas.

06

Brand, operator and developer: reading the structure

A buyer weighing these services should understand who stands behind them. The developer's website states that the condominium is developed by 1350 Pompano Developer, LP, and that Waldorf Astoria is a registered trademark of Hilton International Holding LLC, an affiliate of Hilton Worldwide Holdings Inc. It also states that the residences are not owned, developed or sold by Hilton, that Hilton makes no representations or guaranties about the project, and that the developer uses the brand under a limited license that may be terminated or may expire without renewal.

In practice, this means the service promise rests on the license, the management arrangement and the governing documents. Buyers should read what those documents say about the services, who is responsible for providing them, what happens if the brand relationship changes, and how owners pay for staffing. The sales materials describe the aspiration. The condominium documents describe the obligations.

Pompano Beach is also gaining other branded oceanfront projects, and comparing them is reasonable. The better comparison is operational: staffing structure, confidentiality practices, marina arrangements and what each building includes in its standard services as opposed to what is billed separately.

07

Questions to bring to the sales gallery

Because the tower is still under construction, with completion expected in summer 2027 according to Florida YIMBY's May 2026 report, a purchase today rests on documents and drawings rather than on a finished building. The developer's website labels its imagery as artist's conceptual renderings. Treat the services described as the stated plan and request the operating details in writing.

A useful list is short. What are the hours and staffing levels for reception, doorman, security and concierge? How are staff vetted, and what confidentiality terms apply? How are resident data and service histories stored and who can see them? Which services are included, and which are charged to the monthly account? How do beach, pool, marina and valet access work for residents, guests and vendors? What are the marina's slip terms and the yacht club's membership terms?

Wolsen Waterfront focuses exclusively on South Florida waterfront property, and Denis Smykalov and the team can help buyers organize these questions and compare oceanfront and Intracoastal-side options in Broward and Miami-Dade.
