Why Pompano Beach became a new-construction oceanfront market

For years, Pompano Beach was the quiet stretch of Broward coastline between Fort Lauderdale and Boca Raton. A March 18, 2026 PRNewswire release describes the city's three miles of wide beaches as long fronted by an aging collection of condominium buildings dating from the 1960s through the 1990s, with little architectural significance. According to the same release, new beach-area construction largely skipped the city until 2007, when the Plaza at Oceanside and Sonata opened just as the Great Recession took hold.

That history explains the current moment. The release states that Pompano Beach now has a dozen new projects underway or in pre-construction sales, and that Ritz-Carlton, Armani/Casa, W Residences and Waldorf Astoria are among the branded oceanfront condominiums under construction or in sales. For a buyer focused on the water, the result is a small stretch of coast with several distinct answers to the same question: how do you live on the Atlantic, and in some cases on the Intracoastal as well?

The projects below differ in scale, in how they meet the water, and in how far along they are. Delivery estimates move, so treat every date here as a snapshot and confirm the current schedule with the developer before relying on it.

02

The Ritz-Carlton Residences: a beach tower and a marina tower

The Ritz-Carlton Residences Pompano Beach is the most water-diverse project in the city. It is organized as two buildings: a Beachfront Tower facing the ocean and a shorter Marina Tower that pairs the development with the Intracoastal side of the site. The PRNewswire release of March 18, 2026 reports that construction on the two residential buildings began in late 2022.

What sets it apart is that ownership connects to both a private beach and a marina, so a buyer can choose between direct ocean exposure and a boating-oriented address within one campus. Haute Residence's new-developments guide lists an estimated delivery of the fourth quarter of 2026 as of October 16, 2026, and notes that it found no dated developer statement confirming completion or first closings as of that date.

That gap between a target and a confirmed closing is worth keeping in mind. Ask the sales team for the current certificate-of-occupancy timeline, which floors and tower each available residence sits in, and exactly what marina access is included with each home.

03

Waldorf Astoria Residences: a topped-off tower on the sand

Waldorf Astoria Residences Pompano Beach is the furthest along of the new towers that have not yet delivered. According to Haute Residence, citing a May 1, 2026 release from Hilton and the developers, the building topped off that month, with completion slated for summer 2027. The developer's own website reads "Delivering Summer 2027." Haute Residence lists the project at 92 residences as of October 2026.

The building is a standalone residential project rather than a hotel conversion, and it sits directly on the ocean. The developer's website is candid about one point that matters to anyone shopping by view: it states that the condominium is developed on a site that is near water, although no specific view is guaranteed, and that renderings are artist's concepts with surrounding buildings and landscaping modified or omitted. Ask to see the view studies for a specific line and floor rather than relying on a rendering.

The developer's website also notes that the Waldorf Astoria name is used under a limited license from Hilton, which does not own, develop or sell the residences. Buyers should read the license language in the offering documents to understand how the brand relationship is structured.

04

Armani/Casa Residences and the one-per-floor approach

Armani/Casa Residences Pompano Beach takes the opposite approach to scale. Haute Residence's October 16, 2026 new-developments cards list 28 residences, with one per floor, an estimated delivery of 2028 and a status of limited availability. A one-residence-per-floor plan generally means a full-floor footprint, and in an oceanfront tower that tends to mean exposure on more than one side of the building.

The distinction here is privacy and design identity rather than amenity volume. Buyers evaluating it should ask how each floor plate orients to the ocean and the Intracoastal, which direction the terraces face, and how the interiors are specified, since the Armani/Casa name signals a defined design language.

Because the same listing source reports no dated developer statement on schedule as of that October 2026 snapshot, confirm the construction stage and the delivery window directly.

05

W Pompano Beach: the longest beachfront frontage and the latest delivery

W Pompano Beach Hotel & Residences is the newest of the branded towers and the furthest from delivery. Haute Residence reported as of October 16, 2026 that Related Group and BH Group are planning a 24-story tower at 20 N Ocean Blvd, at the foot of Atlantic Boulevard, with 475 linear feet of beachfront.

The product mix is unusual. According to Haute Residence, the building pairs 77 private residences, including three penthouses with rooftop pools, with 296 fully furnished condo-hotel suites. Meyer Davis is designing the interiors and Marriott International will manage operations. Haute Residence's card lists pricing from $840,000 as of October 2026, subject to change.

For a buyer, the questions are about how the two ownership products share the building and the beach. Ask how the residences are separated from the hotel suites, which amenities are shared, and how the frontage on the sand is used.

06

Ocean 580 and the boutique end of the market

Ocean 580, at 580 Briny Avenue, represents the small-building alternative. It is a boutique condominium with private beach access, marketed with large residences, private elevator entry foyers and wrap-around corner terraces designed to capture sunrise and sunset views. Amenities described for the project include a rooftop lounge with ocean views, a spa, outdoor kitchen and dining areas, and an entertainment lounge with a billiards room.

Its appeal is scale. Fewer neighbors, a street-level address rather than a resort campus, and direct beach access make it a different proposition from the larger branded towers. Confirm the current availability, delivery status and exactly how the beach access works with the developer.

Other proposals are working through planning and pre-construction, including La Plage at Pompano Beach and Duet Ocean Residences. Because they are earlier in the process, designs, unit counts and timing may change, and buyers should treat them as proposals rather than approved buildings.

07

Rosewood Residences Hillsboro Beach and how to compare

North of Pompano Beach, Hillsboro Beach is a separate town with a quieter, lower-density profile, and Rosewood Residences Hillsboro Beach is the project that brings a luxury hospitality brand to that shoreline. For a buyer comparing it with the Pompano towers, ask the developer for the current construction stage, delivery estimate, residence count and the way the building meets the ocean and the Intracoastal, since those details should come from a dated, current developer statement.

A practical way to compare any of these projects is to separate them by how they touch the water. The Ritz-Carlton offers a beach tower plus a marina tower. Waldorf Astoria stands directly on the ocean. W has the longest stated frontage on the sand. Armani/Casa offers a small, full-floor concept. Ocean 580 is the intimate boutique option.

Then compare timing. Haute Residence's October 2026 snapshot places the Ritz-Carlton earliest, followed by Waldorf Astoria in 2027, Armani/Casa in 2028 and W in 2029. Buyers who want to see the finished product sooner and buyers comfortable with a longer horizon are effectively choosing from different parts of the pipeline.
