A branded address between the Atlantic and the Intracoastal

St. Regis Residences Bahia Mar Fort Lauderdale is a pre-construction oceanfront development at 801 Seabreeze Boulevard. Haute Residence, in a profile with figures dated as of October 1, 2026, describes it as a three-tower, 239-residence St. Regis community on Fort Lauderdale's 39-acre Bahia Mar site between the Atlantic and the Intracoastal, with a 250-slip marina for yachts up to 350 feet. The same profile calls it the first St.

Related Group is developing the project with Tate Capital and Rok Acquisitions, according to Haute Residence's October 2026 profile. Arquitectonica designed the towers, Tara Bernerd & Partners the interiors and EDSA the landscape. Related Group's own project page describes a private waterfront retreat set between ocean and bay, anchored by a St. Regis hotel, with a pristine beach, deepwater marina slips and a full-service beach club.

The structure matters when you read any price sheet. The project's official site explains that the community consists of Tower 1 and Tower 2 of condominium residences and a Resort Tower 3 that includes a condominium within a portion of a larger building, each tied to a separate developer entity. It adds that the residences are not owned, developed or sold by Marriott International, which licenses the St. Regis marks to the developers. Pricing, deposits and amenities can therefore differ between the private towers and the resort tower.

What named sources have published on pricing

Published pricing for a pre-construction project moves, and the sources do not agree on a single entry point. Haute Residence, as of October 1, 2026, lists residences from $3 million, or about $1,600 per square foot, with a published range of $3 million to $8 million. It also notes that larger Resort Collection homes and penthouses have been priced well above that, and that the developer's October 2025 Resort Collection sheet ran to $22 million. Haute Residence advises requesting the current sheet for line-by-line pricing.

The project's website, in its 2026 value guide, frames the figures per square foot rather than in total dollars. It states that entry pricing starts around $1,900 per square foot in the Resort Collection and around $1,600 per square foot in the Private Residences, based on published starting prices. The guide attributes the higher Resort Collection figure to smaller layouts and hotel services. It also says the terraces, which run up to 1,280 square feet, add outdoor living that a price-per-foot figure does not capture.

Read together, these are marketing-stage figures from different dates and different collections, not closed-sale data. Neither source reports recorded sales for the project, and a starting price describes the least expensive line, not the residence a buyer with a particular view will actually be offered. The practical step is to request the developer's current price list, dated, and compare it against the figures above.

03

Where the price per square foot sits against other branded projects

The project's 2026 value guide includes a comparison table of nearby branded launches. It lists St.

The guide's own conclusion is that Bahia Mar sits above Pompano Beach and downtown Fort Lauderdale but well below Miami's most expensive branded waterfront. Because this is the developer's own comparison, treat it as a starting framework. The projects differ in location, product type, stage of sales and the date of each figure, and a buyer weighing an oceanfront and marina address against a bayfront one in Miami should request current sheets from each.

Note also what a per-foot comparison leaves out. Terrace size, ceiling height, floor level and the direction a living room faces all change what a given square foot is worth to a particular buyer, and the guide itself says terraces are not captured in the per-foot number.

04

The deposit schedule, as reported

The project's website, in its 2026 value guide, describes a deposit structure totaling 40%, staged over construction: 15% at contract, 15% at groundbreaking and 10% at top-off, with the balance due at closing. The guide notes that, on this structure, the cash required at signing is 15% of the price, and it presents the schedule as the way to understand real cost in addition to price per foot.

That reading is consistent with a separate account. The Journal at MILLION, in a piece comparing deposit strategy at Fort Lauderdale projects, describes the same 40% schedule as the commonly marketed one for St. Regis Residences Bahia Mar: 15% at contract, 15% at groundbreaking, 10% at top-off and the balance at closing. The piece adds that the purchase agreement is the document that controls timing, triggers and refundability, because marketing language can vary.

For a buyer, the two triggers to ask about are the milestones themselves. Ask how groundbreaking and top-off are defined in the contract, how deposits are held, and whether the schedule differs between the private towers and the Resort Collection. A schedule quoted in marketing is not the contract, and the contract should be read before any reservation turns into a signed agreement.

05

What makes water-facing lines differ

Bahia Mar's value proposition is water on several sides, but the exposures are not identical from line to line. Haute Residence's October 2026 profile says primary bedrooms orient toward the Atlantic, the Intracoastal and the Fort Lauderdale skyline. That means a residence may face the ocean, the Intracoastal and marina side, or the city, and some lines will have more than one outlook. Which one a buyer gets is a function of the tower, the line and the floor.

The official project site is direct on this point: the residences are on a site near water, water access is not guaranteed, and no specific view is guaranteed. It also states that artist's renderings depicting water, the marina, surrounding buildings or landmarks are modified, with some surrounding buildings omitted to highlight the architecture. A buyer choosing between an ocean line and a marina or Intracoastal line should therefore rely on the contract, the floor plan and the line-by-line view orientation the developer provides, not on a rendering.

Terraces are the other variable. The project's 2026 value guide cites terraces of up to 1,280 square feet, which implies a wide spread between lines. Questions worth putting to the sales team include which lines have the largest terraces, which face the Atlantic directly, which look onto the marina and Intracoastal, and how floor level changes the outlook.

06

The marina, the resort and what ownership connects to

The marina is central to the identity of the address. Related Group's project page refers to deepwater marina slips and a full-service beach club, and Haute Residence's October 2026 profile cites a 250-slip marina for yachts up to 350 feet. The profile does not state how slips are allocated, so whether a residence carries any slip rights, and on what terms, is a question for the developer's disclosure documents.

The hotel is the other anchor. Related Group describes a 200-room St. Regis Hotel at the heart of the community, while Haute Residence describes the project as three towers, two of private residences and one resort tower. The project's official site says the associations for each tower will be part of a master structure, so ask for the master documents and how services, amenities and costs are shared across the towers.

Because the project is in pre-construction, with estimated delivery in 2030 according to Haute Residence's October 2026 profile, plans, layouts and the site plan remain subject to change, as the official site states. Anyone considering a reservation should ask for the most recent plans in writing and confirm which version applies to the contract.

07

How to approach a purchase at Bahia Mar

Start with the line, not the headline price. Entry figures in the sources refer to the lowest-priced residences, and a better water exposure, a larger terrace or a higher floor will sit above them. Request the dated price list for the specific tower and line, along with the deposit schedule and the purchase agreement.

Then test each claim against its date. The $3 million starting price comes from Haute Residence as of October 1, 2026, while the per-foot figures in the project's value guide are from its 2026 edition, and the $22 million Resort Collection ceiling comes from a developer sheet dated October 2025. Pre-construction pricing changes as units are reserved, so older figures are context, not an offer.

Denis Smykalov and Wolsen Waterfront cover oceanfront, bayfront and marina properties in Miami-Dade and Broward and can help compare lines at Bahia Mar against other waterfront options. Any price, deposit or availability should be confirmed with the developer's current documents.
