Two Kinds of Water in Fort Lauderdale

St. Regis Residences Bahia Mar Fort Lauderdale and Sage Intracoastal Fort Lauderdale both promise a life beside the water, but they are different propositions. One is a multi-tower, hotel-anchored community positioned between the Atlantic Ocean and the Intracoastal Waterway, with a working marina at its center. The other is a single, slender tower facing the Intracoastal. The contrast is less about which is better than about what kind of waterfront, and how much surrounding place, a buyer wants.

The St. Regis project sits at 801 Seabreeze Boulevard on the Bahia Mar site, which Related Group's property page describes as a private waterfront retreat set between ocean and bay. Sage, developed by PMG, is described in a 2026 Fort Lauderdale project comparison drawing on Florida YIMBY's reporting as a 28-story tower with 44 residences. Neither pitch is subtle, but the physical difference is large: one is a destination, the other a building.

02

Position and Views: Ocean and Marina vs. the Intracoastal

Bahia Mar is a large waterfront parcel. The developer-side descriptions place it between the Atlantic and the Intracoastal, and MILLION's journal described the site in 2026 as along the Intracoastal and across from the beach. Hospitality Design, reporting on the project's launch, called it a 40-acre waterfront site, while MILLION and Haute Residence both cite roughly 39 acres, so the acreage is worth confirming with the developer. What matters for views is the orientation: Haute Residence's 2026 coverage describes primary bedrooms oriented toward the Atlantic, the Intracoastal and the Fort Lauderdale skyline, so a residence here can offer a mix of ocean, waterway and city.

The developer's own website adds a necessary caution. It states that the residences are developed on a site that is near water, that water access is not guaranteed, and that no specific view is guaranteed. A buyer comparing floor plans should therefore ask which tower, which floor and which exposure a given home has, and what is contractually described rather than marketed.

Sage Intracoastal is a different frame. Its water is the Intracoastal Waterway, with the calm, boat-lined character of a protected channel rather than open Atlantic horizon. A tower of this height and slimness typically lets the view be the main event, but the available material does not detail Sage's specific orientations, so ask the sales team for the exposures of each residence line before assuming a particular outlook.

03

Amenities: A Resort Program vs. a Boutique One

The St. Regis amenity story is built around the hotel and the marina. Related Group's property page describes a St. Regis Hotel of 200 rooms at the heart of the community, together with a pristine beach, deepwater marina slips, a full-service Beach Club, elevated dining and spa services. Hospitality Design's launch report described a 197-key hotel, so the key count has varied between descriptions and should be confirmed in the current offering. The same report credits Arquitectonica with the architecture and Tara Bernerd & Partners with the interiors, and notes fine dining and upscale retail as part of the plan.

The marina matters to this comparison more than anything else. Deepwater slips tied to a branded hotel put boating, service and arrival by water into the daily rhythm. Anyone considering a slip should ask the developer, in writing, what is offered, whether slips are sold or leased, and how they relate to a residence purchase, since the developer's disclosure language is explicit that water access is not guaranteed.

Sage is a much smaller building, and its amenity program will naturally be scaled to 44 residences. The material available on Sage does not itemize its amenities or any dock facilities, so a buyer should request the current amenity list and any dock or boat-access details directly from PMG's sales team rather than assume a marina-style offering.

04

Residences and Scale: 44 Homes or a Community

Scale is the sharpest difference. According to Haute Residence's 2026 coverage, checked in October 2026, The St. Regis Resort & Residences, Bahia Mar is a three-tower, 239-residence community. MILLION's 2026 journal piece describes two 23-story private residential towers and a 24-story resort and condo-hotel tower, with the private towers marketed at 80 units each, or 160 private residences in total. Haute Residence adds that, according to the developer's October 2025 Resort Collection sheet, homes ranged from 1,343 to 5,552 interior square feet, and that the developer's website lists residences starting at $3 million. Those figures can change, so confirm the current sheet.

That structure matters. The project is effectively two condominium products: a private residential collection with larger three- and four-bedroom homes, and a Resort Collection of furnished residences within the hotel tower. The developer's website notes that the towers are governed by separate associations that sit under a master association, and that the St. Regis name is used under license from Marriott, with the residences not owned, developed or sold by Marriott. Buyers should read how the master association and each tower association handle shared services before comparing homes.

Sage reads as the opposite end of the spectrum. The 2026 project comparison, citing Florida YIMBY, lists Sage at 28 stories and 44 residences, with three- and four-bedroom homes from about 2,767 square feet. With so few homes on a single tower, each floor is likely to feel more private, though specifics such as floor plates and unit-per-floor counts were not detailed and should be requested.

05

Where Each Project Stands

Status separates the two as well. A project that has broken ground gives a buyer physical progress to track, though the schedule is still the developer's to confirm.

St. Regis Bahia Mar is earlier in its path. The 2026 comparison describes it as selling, with construction expected in 2027 and delivery anticipated in 2030, while a 2026 article from a Fort Lauderdale new-construction publisher cites a different completion year and Haute Residence's coverage frames the project around a 2030 horizon. Published timelines for a project of this size vary, which is itself useful information: ask the developer for the current construction start and delivery estimates, and for how those dates are treated in the purchase contract.

MILLION's journal describes the larger Bahia Mar plan as a roughly $2 billion transformation, and Hospitality Design described it at launch as a decade-long vision unfolding in two phases. That phasing suggests a long period of surrounding construction, which is a practical consideration for a buyer who values a finished neighborhood on day one.

06

Choosing Between Them

The choice is mostly one of temperament. St. Regis Residences Bahia Mar Fort Lauderdale suits a buyer drawn to a hotel-served, marina-centered community with ocean, Intracoastal and skyline exposure, and who accepts a longer horizon and a larger shared environment. Sage Intracoastal suits a buyer who prefers a small building, an Intracoastal outlook and a project already under construction.

Before deciding, request the current price and availability sheet for the exact residence, the floor plan with its stated exposure, the amenity and dock details in writing, and the association structure.
