What amenities mean on a bay island, not an oceanfront

North Bay Village is a community of three connected islands in Biscayne Bay, set between mainland Miami and Miami Beach along the 79th Street Causeway. That geography shapes its condominium amenities. Buildings here are bayfront rather than oceanfront, so the water-facing program usually revolves around marinas, docks, baywalks and pool decks that look across the bay, not a stretch of sand. Buyers who expect a literal beach club should confirm what a given building means by the term. A building's club concept may describe an indoor and outdoor amenity collection, a yacht club or a social program rather than ocean access.

The practical question is how a building supports daily routines on the water: whether boats can be kept on site, whether the pool deck faces the bay, whether wellness space is a full spa or a basic gym, and what services staff the building. The sections below take the existing towers and the pipeline projects in turn, describing amenities as the developers and public descriptions present them. Planned amenities are marketing intentions until delivered, so they are worth checking against the final plans and the condominium documents.

02

Existing towers: marinas, pools and bayfront spa salons

North Bay Village already has a cluster of high-rise waterfront condominiums. Wikipedia notes that most construction in the village since 2000 has been high-rise luxury condominium buildings, naming 360 Condominium, Space 01, Eloquence on the Bay and Grandview Palace Marina among them. Marina access is the most recurring amenity among these older towers, and it is the feature that most clearly separates them from inland condominium living.

360 Condominium is described as offering tropical landscaping, a fitness center, a swimming pool, a spa salon facing the bay and a private harbor with marinas. Cielo on the Bay lists a rooftop pool and sun deck, a community room, a gym, a spa, a private marina, a public baywalk and concierge service. Listing summaries for the village more broadly also point to bayfront pools, fitness centers, tennis courts, round-the-clock surveillance, valet and marinas as features found across the island's buildings, though each building's offering differs.

For a buyer comparing these towers, the useful details are the ones the marketing summaries rarely give: whether marina slips are deeded, assigned or leased, what size of vessel the dockage can handle, and how the spa and fitness areas are operated. These are questions for the association or the listing broker rather than assumptions to make from an amenity list.

03

Continuum Club & Residences: a club concept with a marina

Continuum Club & Residences at 1755 John F. Kennedy Causeway is the most amenity-heavy project in the village's pipeline. Florida YIMBY reported in April 2024 that the project, from the Continuum Company in partnership with Aksoy Holdings and designed by Arquitectonica, is a 32-story tower planned for 198 residences, with interiors by Durukan Design. The same report said its amenities include a waterfront resort pool, a marina and more than 60,000 square feet of indoor and outdoor amenity space.

The wellness side of the program is positioned as a full offering rather than a single room. Public descriptions of the project refer to a fitness center, a dedicated yoga or movement space and a spa component with treatment rooms and recovery-style features, including hot and cold plunge elements. The bayfront setting is reinforced by a promoted Resident Yacht Club alongside the marina. That framing, a club rather than a conventional list of amenities, is what the developer uses to distinguish the project from the village's older towers.

Because the project is a new development, the amenity program is a plan. Prospective buyers should ask the developer which spaces are included in association dues, which are membership-based or operated by third parties, and how marina slips are allocated among residents.

04

Pagani Residences: a boutique building with a boardwalk and boat slips

Pagani Residences at 7940 West Drive takes the opposite approach to scale. Florida YIMBY reported in April 2024 that Riviera Horizons and Pagani are developing the first Pagani Residences, designed by Revuelta Architecture International with interiors curated by Pagani Arte. The report described a boutique building of 70 all-corner residences, a 240-foot waterfront boardwalk, private boat slips and entertainment spaces, with completion slated for 2027 at the time of that report.

Other public descriptions of the project add a private baywalk and marina, a rooftop pool, fitness facilities, private garages and panoramic views. The pairing of private slips with a boardwalk makes the water a working part of the building, not only a view, and the small residence count suggests a more intimate amenity setting than a tower of several hundred homes. How that translates into service levels, staffing and the use of the slips is something the developer's offering documents should spell out.

As a first residential project curated by the Pagani brand, it is also a branded-residence concept, so buyers should ask which services carry the brand and which are provided by the association's own management.

05

Tula Residences and the other West Drive projects

Tula Residences sits on West Drive, the stretch of Treasure Island's neighbor island that is attracting several boutique towers close to the marina edge. Public information on its amenity program is thinner than for Continuum and Pagani, so buyers should request the current amenity plan directly from the developer, in particular the marina or dock provisions, pool deck orientation and any spa or wellness space.

Nearby, Florida YIMBY reported in April 2024 that S2 Development's Marina View proposal at 7913 to 7915 West Drive was planned as a 22-story tower of 94 residences, with the site chosen for its marina adjacency. A later report from a Miami real estate publication indicates that El-Ad National Properties has since acquired that site with approvals for a 22-story residential tower. Plans along this street have changed hands and evolved, which is another reason to rely on the developer's current materials rather than older renderings.

Shoma Bay at 1850 John F. Kennedy Causeway offers a different mix. It is a mixed-use condominium with retail and an amenity story built around fitness equipment and programming, with True Palladium equipment, Echelon bikes and Hydrow rowing all referenced in its marketed lineup.

06

How to compare amenities building by building

A longer amenity list is not automatically a better fit. The better question is how naturally a building supports a buyer's week: leaving home, reaching Miami or Miami Beach by causeway, planning time on the water, receiving guests and returning to a private residence. A boater will weigh slips and dock access first, while a buyer focused on wellness may care more about the spa, plunge facilities and fitness programming. Someone who entertains may look at the pool deck and event space.

A few checks apply across every project. Ask who operates the marina and spa, and whether either is separate from the association. Ask how slips are assigned and what vessel sizes they accommodate. Ask which amenities carry separate fees or memberships. For pipeline projects, confirm the current amenity plan, the delivery timeline and any changes since the original announcement. North Bay Village's single-causeway access is also worth testing at peak hours, since it affects how convenient the amenities and the neighborhood feel in practice.

FAQ

Frequently asked questions

Do North Bay Village condos have beach clubs?

North Bay Village sits on Biscayne Bay, so its condominiums are bayfront rather than oceanfront. Amenities center on marinas, bayfront pool decks and spa or fitness facilities. Where a project uses the word club, as Continuum Club & Residences does, it refers to an amenity concept that includes a promoted Resident Yacht Club, not ocean beach access.

Which North Bay Village condo buildings have marinas?

Among existing buildings, 360 Condominium is described as having a private harbor with marinas, and Cielo on the Bay lists a private marina. Among planned projects, Continuum Club & Residences and Pagani Residences both include marinas or private boat slips in their plans.

What amenities does Continuum Club & Residences plan?

Florida YIMBY reported in April 2024 that the project plans a waterfront resort pool, a marina and more than 60,000 square feet of indoor and outdoor amenities. Public descriptions also mention a fitness center, a yoga or movement space, a spa with treatment rooms and hot and cold plunge elements, and a Resident Yacht Club.

What waterfront features does Pagani Residences offer?

Florida YIMBY reported in April 2024 that the building at 7940 West Drive is planned with a 240-foot waterfront boardwalk, private boat slips and entertainment spaces across 70 residences. Other descriptions add a rooftop pool, fitness facilities and private garages.

Does Cielo on the Bay have a spa and pool?

Yes. Its listed amenities include a rooftop pool and sun deck, a gym, a spa, a community room, a private marina, a public baywalk and concierge service.

Is there a spa in the older North Bay Village towers?

360 Condominium is described as having a spa salon facing the bay, and Cielo on the Bay lists a spa among its amenities. Buyers should confirm how each is operated and whether there are separate charges.

What should I ask about marina slips in a North Bay Village condo?

Ask whether slips are deeded, assigned or leased, what vessel sizes they accommodate, who operates the marina and whether any costs sit outside regular association dues. Answers differ by building and should come from the association or developer.

How reliable are amenity lists for projects still in development?

They describe plans, not completed facilities. Request the current amenity plan from the developer and compare it with earlier announcements, since projects on West Drive and the causeway have changed over time.
